METES AND BOUNDS DESCRIPTION <br />Being a tract of land containing 52.87 acres, in the Barnett O. Kane Survey, A-281, Cyrus <br />Wickson Survey, A-474, and the J.M. Veramendi League No. 1, A-17, in Hays County, Texas, <br />being a portion of the 166.67 acre tract, as recorded in Vol. 2527, Page 319 of the Hays County <br />Official Records (H.C.O.R.). All bearings of this survey are referenced to the Texas State Plane <br />Coordinate System, Central Zone, NAD83(2011) Epoch 2010, and boundary referenced to 1/2" <br />iron rods called for and found and referred to the previous recorded deed, as surveyed on the <br />ground on November 5th of 2019. This description is also referred to the plat prepared by ATM <br />Surveying, Project No. 2019-0427, and being more particularly described as follows: <br />BEGINNING at a 1/2" iron rod with a 2" orange plastic cap found for the north corner of this <br />tract, also being an east corner of the Cottonwood Crossing Phase Two, Section Two, as <br />recorded in Vol. 14, Page 159 of the H.C.O.R., also being a point in the southwest line of the <br />Hayden Fifth Avenue LLC called lot 5D called 10.77 acre tract of the McKinley Place Section 3, <br />as recorded in Document Number: 19009353 of the H.C.O.R.; <br />THENCE South 48°35'40" East, a distance of 108.38 feet along the common line between this <br />tract and said Lot 5D to a 1/2" iron rod with 2" orange plastic cap found for a point, also being <br />the west corner of the Jackson Community Apartments LP called Lot 113 called 7.049 acre tract <br />of the Jackson Chapel Subdivision, as recorded in Vol. 4168, Page 769 of the H.C.O.R.; <br />THENCE along the common line between this tract and said Lot 1B, for the following calls: <br />South 48°56'40" East, a distance of 268.72 feet to a 1/2" iron pipe found for a point, from which <br />another 1/2" iron pipe found bears S 68°19'53" E, a distance of 0.56 feet for reference; <br />South 48°31'38" East, a distance of 67.36 feet to a 2" cedar post found for a point, also being the <br />west corner of the Christina Hernandez called 1.0 acre tract, as recorded in Document No. <br />17019071 of the H.C.O.R.; <br />THENCE South 48°35'31" East, a distance of 238.34 feet along the common line between this <br />tract and said Hernandez tract to a 1" iron pipe found for a point, also being the west corner of <br />the WW Multifamily LP called 0.72 acre tract, as recorded in Document Number: 18043701 of <br />the H.C.O.R.; <br />THENCE South 48°30'05" East, a distance of 240.22 feet along the common line between this <br />tract and said 0.72 acre tract to a 1/2" iron pipe found for a point, also being the west corner of <br />the WW Multifamily LP called 5.87 acre tract, as recorded in Document Number: 18044838 of <br />the H.C.O.R.; <br />THENCE South 48°21' 12" East, a distance of 207.09 feet along the common line between this <br />tract and said 5.87 acre tract to a 1/2"iron pipe found for a point, also being the west corner of <br />the Ruben R. Velasquez called 4.86 acre tract, as recorded in Vol. 2531, Page 393 of the <br />H.C.O.R.; <br />
