METES AND BOUNDS DESCRIPTION <br />Being a tract of land containing 56.58 acres, in the Barnett O. Kane Survey, A-281, in Hays <br />County, Texas, being a portion of the 59.70 acre tract, as recorded in Vol. 2513, Page 455 of the <br />Hays County Official Records (H.C.O.R.). All bearings of this survey are referenced to the <br />Texas State Plane Coordinate System, Central Zone, NAD83(2011) Epoch 2010, and boundary <br />referenced to 1/2" iron rods called for and found and referred to the previous recorded deed, as <br />surveyed on the ground on November 5th of 2019. This description is also referred to the plat <br />prepared by ATM Surveying, Project No. 2019-0427, and being more particularly described as <br />follows: <br />BEGINNING at a 1/2" iron rod with 2" aluminum cap marked `BYRN" found for an east <br />corner of this tract, also being a point in the west right-of-way line of State Highway 123 (130' <br />R.O.W.), also being the northeast corner of the Rio Marc Development LTD called 1.992 acre <br />tract, as recorded in Vol. 1886, Page 204 of the H.C.O.R.; <br />THENCE South 47°48'38" West, a distance of 205.12 feet along the common line between this <br />tract and said 1.992 acre tract to a 1/2" iron rod found for the south corner of this tract, also being <br />the east corner of the McCoy Family Partnership One called 166.67 acre tract, as recorded in Vol. <br />2527, Page 319 of the H.C.O.R.; <br />THENCE along the common line between this tract and said 166.67 acre tract, for the following <br />calls: <br />North 42°13'06" West, a distance of 2506.56 feet to a 1/2" iron rod with maroon plastic cap <br />marked "RPLS 6132 - ATM SURV" set for the west corner of this tract; <br />North 44°00'47" East, a distance of 1146.53 feet to a 2" cedar fence post found for a point in the <br />northwest line of this tract, also being the south corner of the CCMcCoy LLC called 0.98 acre <br />tract, as recorded in Vol. 5089, Page 389 of the H.C.O.R.; <br />THENCE North 45°03'46" East, a distance of 64.46 feet along the common line between this <br />tract and said 0.98 acre tract to a 1/2" iron rod found for the north corner of this tract, also being <br />the west corner of the CCMcCoy LLC called 20.446 acre tract, as recorded in Vol. 5089, Page <br />394 of the H.C.O.R.; <br />THENCE South 42°12'35" East, a distance of 1477.98 feet along the common line between this <br />tract and said 20.446 acre tract, and then along the Remme-McCoy Property Solutions LLC <br />called Lot 1 Block 1 called 3.617 acre of the D.P. McCoy Subdivision, as recorded in Vol. 2652, <br />Page 734 of the H.C.O.R., and then along the McCoy Investments LTD called remainder of a <br />2.97 acre tract, as recorded in Vol. 582, Page 756 of the H.C.O.R. to a 1/2" iron rod found <br />leaning, also being the west corner of the State of Texas called 1.215 acre tract, as recorded in <br />Vol. 4908, Page 8 of the H.C.O.R., also being the north corner of the State of Texas called 3.118 <br />acre tract, as recorded in Vol. 4908, Page 17 of the H.C.O.R.; <br />
