<br />BEING 0.129 OF ONE ACRE OF LAND (5633 SF), MORE OR LESS, OUT OF AND A PART OF
<br />THE CYRUS WICKSON SURVEY, ABSTRACT No. 474 IN HAYS COUNTY, TEXAS, SAME BEING A
<br />PORTION OF THE MCCARTY LANE RIGHT-OF-WAY (R.O.W. VARIES), SAID 0.129 OF ONE
<br />ACRE OF LAND (5633 SF) BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS
<br />AS FOLLOWS AND AS SHOWN ON THE ATTACHED SKETCH:
<br />BEGINNING at a fence post in the northeasterly right-of-way line of McCarty Lane (R.O.W.
<br />varies), same being the most westerly corner of the northerly remainder of a 3.67 acre tract
<br />of land conveyed to Ellen M. Jaster by deed recorded in Volume 1265, Page 15 of the Official
<br />Public Records of Hays County, Texas and in Document 9617433 of the official Public Records
<br />of Hays County, Texas, same also being a corner of the northerly remainder of a 136.3 acre
<br />tract of land conveyed to Edmund Jaster Hays County Partnership, by deed recorded in Volume
<br />1276, Page 880 of the Official Public Records of Hays County, Texas and in Document 9620339
<br />of the Official Public Records of Hays County, Texas, for the Point of Beginning and the
<br />most northerly corner of the herein described tract of land having Texas State Plane
<br />coordinate (South Central Zone, NAD 83(93)HARN, U.S. feet, Combined Scale Factor of 1.00012)
<br />values of N=13850438.47, E=2298380.92;
<br />1) THENCE, South 47°06'11" East, a distance of 179.91 feet, with the existing
<br />northeasterly right-of-way line of McCarty Lane, and a southwesterly line of the northerly
<br />remainder of said 1.67 acre Ellen M. Jaster tract, to a utility pole found at the most
<br />southerly corner of the northerly remainder of said 1.67 acre Ellen M. Jaster tract, for the
<br />most easterly corner of the herein described tract of land;
<br />2) THENCE, South 75°45'42" West, a distance of 42.38 feet, leaving the existing
<br />northeasterly right-of-way line of McCarty Lane, crossing said McCarty Lane, to a fence post
<br />found in the existing southwesterly right-of-way line of McCarty Lane, at the most easterly
<br />corner of the southerly remainder of said 1.67 acre Ellen M. Jaster tract, same being a
<br />corner of the southerly remainder of said 136.3 acre Edmund Jaster Hays County Partnership
<br />tract, for the most southerly corner of the herein described tract of land, from which, a
<br />1/2 inch iron rod found bears North 46°03'05" East, a distance of 0.33 feet;
<br />3) THENCE, North 46052131" West, a distance of 139.00 feet, with the existing
<br />southwesterly right-of-way line of McCarty bane and the northeasterly line of the southerly
<br />remainder of said 1.67 acre Ellen M. Jaster tract, to a fence post found at the most
<br />northerly corner of the southerly remainder of said Ellen M. Jaster tract, same being a
<br />corner of the southerly remainder of said 136.3 acre Edmund Jaster Hays County Partnership
<br />tract, for the most westerly corner of the herein described tract of land, from which, a 1/2
<br />inch iron rod found bears North 46°29'21" East, a distance of 0.51 feet;
<br />4) THENCE, North 15°49133" East, a distance of 39.35 feet, leaving the existing
<br />southwesterly right-of-tray line of McCarty Lane, crossing said McCarty Lane, to the Point of
<br />Beginning and containing an area of 0.129 of one acre of land (5633 s.f.), more or less.
