AIRPORT MASTER PLAN <br />A IRPORT D EVELOPMENT A REAS <br />As part of the Airport Master Plan process it is critical to identify and document <br />portions of that can be used for future development. <br />Development at airports can be either aeronautical (e.g. hangars, FBOs, <br />aeronautical businesses, etc.) or non-aeronautical (e.g. gas stations, retail, <br />industrial, etc.). According to FAA policy, available land should primarily be <br />considered for aeronautical development purposes. However, in instances where <br />the FAA agrees that aeronautical development is not likely or practical, then non- <br />aeronautical development can be considered. Non-aeronautical developments can <br />provide a significant source of revenue for an airport and provide financial stability <br />during periods of low aeronautical activity. <br />The San Marcos Regional Airport has multiple parcels of land that could be used for <br />future aeronautical or non-aeronautical development. Figure 2-11 shows the <br />various parcels of land that the airport is currently marketing for development <br />purposes. <br />It should be noted that approximately 40 acres of property underneath and to the <br />north and south of FM 110 has been designated as a Foreign Trade Zone (FTZ). <br />Inventory Chapter Page 41 of 52 <br />October 2020 <br /> <br />
