AIRPORT MASTER PLAN <br />S URROUNDING A REA D EVELOPMENT <br />The development of properties surrounding an airport can have a significant <br />impact on future airport development plans and opportunities. These impacts can <br />have a positive impact on the airport as they can provide opportunities for new <br />development and stimulate additional aeronautical activity at the airport. However, <br />they can also have a negative impact and limit the potential to expand airport <br />facilities in the future. <br />Figure 2-12 provides an overview of the planned developments in the areas <br />surrounding the San Marcos Regional Airport. Each one of these developments is <br />briefly described below: <br /> Residential Developments There are currently two large residential <br />developments planned immediately north of the airport. The smaller <br />residential development is under the flight path associated with Runway <br />13/31. The larger residential development, further to the north, is under the <br />flight path for Runway 17/35. <br /> Industrial Development The industrial development area immediately <br />south of Gary Job Corp. is known as the SMART Terminal development. This <br />is an industrial development site that is expected to utilize the airport and <br />the existing rail line. <br /> Mixed Development There is a large mixed development area (e.g. <br />residential, retail, industrial, etc.) known as the Cotton Center planned <br />southeast of the airport. <br />FM 110 DevelopmentFarm-to-Market (FM) Road 110 is a new roadway that <br />will pass immediately west of the airport. The City of San Marcos is in the <br />process of completing a land release with the Federal Aviation <br />Administration (FAA) to release the portion of airport property that the <br />roadway will be located on to the State of Texas. FM 110 will be connected to <br />TX-21 close to the airport entrance. <br /> Yarrington Rd. Extension A study is currently underway to evaluate the <br />potential extension of Yarrington Road south of TX-21. <br />Inventory Chapter Page 43 of 52 <br />October 2020 <br /> <br />
