<br />IN THE J. VERAMENDI SURVEY ABSTRACT NUMBER 17 IN THE CITY
<br />OF SAN MARCOS, HAYS COUNTY, TEXAS, AND BEING OUT OF A
<br />CERTAIN 4.557 ACRE TRACT OF LAND CONVEYED TO JOE C. GARZA,
<br />OF RECORD IN VOLUME 1170, PAGE 358, OFFICIAL PUBLIC RECORDS
<br />HAYS COUNTY, TEXAS; SAID 0.184 OF AN ACRE (8,000 SQ. FT.) OF
<br />LAND, AS SHOWN ON THE ACCOMPANYING SKETCH, BEING MORE
<br />PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS:
<br />COMMENCING at a 1/2 -inch iron rod found on the south right-of-way line of River Road, a variable
<br />width right-of-way, at the west corner of said 4.557 acre tract, being also the north corner of a certain
<br />remainder of a 57.982 acre tract of land conveyed to Ralph Crouch of record in Volume 1018, Page 75,
<br />Deed Records, Hays County, Texas;
<br />THENCE, N 70011'34" E, over and across said 4.557 acre tract, for a distance of 362.96 feet to a 1/2 -inch
<br />iron with cap stamped "ZWA" set, having grid coordinates of (N=13;868;053.93, E=2,311,960.22) and
<br />being the POINT OF BEGINNING of the herein described tract, from which a 1/2 -inch iron found at the
<br />northwest corner of a 3.6378 acre tact conveyed to John Bugge in a General Warranty Deed dated August
<br />22, 2008, and recorded in Volume 3468, Page 50, Official Public Records, Hays County, Texas, being also
<br />on the north line of a certain 0.21 acre tract (Tract B) conveyed to the City of San Marcos in a deed dated
<br />May 9, 1972, of record in Volume 253, Page 601, Deed Records, Hays County, Texas, ;
<br />THENCE, continuing over and across said 4.557 acre tract, the following six (6) courses and distances;
<br />1) N 46034'14" E, for a distance of 54.42 feet to a calculated point, for an angle point on the
<br />north line of the herein described tract;
<br />2) S 81°02148" E, for a distance of 19.69 feet to a calculated point, for the east corner of the herein
<br />described tract;
<br />3) S 15009'10" W, for a distance of 71.49 feet to a calculated point, for an interior angle point on
<br />the east line of the herein described tract;
<br />4) S 07010108" E; for a distance of 144.86 feet to a calculated point, for the south corner of the
<br />herein described tract;
<br />5) N 32012130" W, for a distance of 143.58 feet to a calculated point, for an exterior angle point
<br />on the west line of the herein described tract;
