AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF <br />~ SAN MARCOS, TEXAS, AMENDING SECTION 3 OF THAT <br />© ORDINANCE WHICH REGULATES AND RESTRICTS THE LO- <br /> <br />,CATION AND USE OF BUILDINGS, STRUCTURES AND LAND, <br /> DATED SEPTEMBER 29, 1980 (VOL. 54) BY ZONING 1.03 <br /> ACRES OF LAND, MORE OR LESS, IN THE J. M. VERAMEN- <br /> DI LEAGUE NO. ONE, A/K/A 2110 AND 2112 HUNTER ROAD, <br /> FROM "AO" (AGRICULTURAL-OPEN SPACE DISTRICT) TO "C" <br /> (COMMERCIAL DISTRICT). <br /> <br />BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS: <br /> <br />SECTION 1. That the following described parcel of real property lo- <br /> <br />cated in San Marcos, Hays County, Texas, which was classified "AO" <br /> <br />(Agricultural-Open Space District) upon its annexation to the City <br /> <br />of San Marcos on November 24, 1980, henceforth shall be zoned as <br /> <br />follows: <br /> <br />1.03 acres, more or less, of land area in the J. M. Veramendi No. 1, <br />being all of that 0.504 acre tract described in a D~eed from Curtis <br />Briggs, et ux, to Curtis D. Briggs Enterprises, Inc. dated February <br />4, 1971 and recorded in Volume 241, Page 642 of the Hays County Deed <br />Records and being all the First Tract and Second Tract described in <br />a Deed from Cynthia Ligon to Roy Parsons, et ux, dated December 28, <br />1979 and recorded in Volume 337, Page 109 of the Hays County Deed Re- <br />cords, said First Tract and Second Tract being described in an unre- <br />corded "Contract for Deed" Agreement from Cynthia Ferguson Parsons to <br />Curtis D. Briggs and S & S Ranch, and being more particularly described <br />by metes and bounds as follows: <br /> <br />BEGINNING at a point for the East corner of the Briggs Enterprises <br />0.504 acre tract and the South corner of that 0.376 acre tract described <br />in a Deed from Curtis Briggs, et ux, to Tony Pat Stapp, et ux, dated <br />June 1, 1968 and recorded in Volume 225, Page 77 of the Hays County <br />Deed Records and being in the Northwest line of F.M. Highway No. 2439; <br /> <br />THENCE with the common Northwest line of F.M. Highway No. 2439 and <br />the Southwest line of the Briggs Enterprises 0.504 acre tract, and <br />the Parsons First and Second Tracts the following record courses: <br /> 1. S. 20° 33' W. 117.41 feet to the beginning of the <br /> curve, <br /> 2. With said curve having a radius of 1392.70 feet the <br /> following courses: <br /> a. With a chord bearing S. 22° 36' W. 26.0 feet to a <br /> point for the South corner of the Briggs Enter- <br /> prises 0.504 acre tract and East corner of the <br /> Parsons Second Tract, <br /> b. With a chord bearing S. 22° 05' W. 16.66 feet to <br /> South corner of the Parsons Second Tract and East <br /> corner of the Parsons First Tract and, <br /> c. With a chord bearing S. 24° 40' W. 108.24 feet to <br /> the South corner of the Parsons First Tract; <br /> <br />THENCE leaving the highway with the Southwest line of the Parsons First <br />Tract N. 51° 59' W. 216.50 feet to the West corner of the Parsons First <br />Tract; <br /> <br />THENCE the Northwest line of the Parsons First Tract N. 34° 27' E. <br />100 feet to a point for the North of the Parsons First Tract and the <br />Parsons Second Tract and the West corner of the Briggs Enterprises <br />0.504 acre tract; <br /> <br /> <br />
