FT. <br />Page 1 of 4 <br />8 February, 2021 <br />DESCRIPTION OF DRAINAGE EASEMENT -1 <br />DESCRIPTION OF A 0.195 ACRE (8,494 SQUARE FEET) EASEMENT LOCATED IN THE JUAN <br />MARTIN VERAMENDI SURVEY, ABSTRACT 17, HAYS COUNTY, TEXAS, BEING A PORTION OF A <br />CALLED 2.93 ACRE TRACT OF LAND DESCRIBED IN A DEED TO RANDALL MORRIS & COMPANY, <br />LTD., RECORDED IN DOCUMENT NO. 17043792, OFFICIAL PUBLIC RECORDS OF HAYS COUNTY, <br />TEXAS (O.P.R.H.C.TX.); SAID 0.195 ACRE (8,494 SQ. FT.) EASEMENT, AS SHOWN ON A PLAT <br />PREPARED BY SAM, LLC, BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS <br />FOLLOWS: <br />COMMENCING at a 1/2 -inch iron pipe found on the existing west right-of-way line of River Road, a <br />variable width right-of-way, for the north corner of said 2.93 acre tract, same being the east corner of a <br />remainder of a called 4.62 acre tract of land described in a deed to Horace Cape, recorded in Volume <br />102, Page 356, Deed Records of Hays County, Texas (D.R.H.C.TX.), from which a 1/2 -inch iron rod <br />found at the east corner of said 2.93 acre tract bears South 42°31'24" East, a distance of 362.35 feet; <br />THENCE, South 52°08'41" West, with the common line of said 2.93 acre tract and said remainder of a <br />called 4.62 acre tract, a distance of 15.05 feet to a calculated point, for an angle corner and the POINT <br />OF BEGINNING of the easement described herein having Surface Coordinates: N=13,866,912.38, <br />E=2,308,693.46, being on the proposed line of this easement, from which a 1/2 -inch iron rod found <br />stamped "BYRN SURVEY" bears North 82°18'44" West, a distance of 0.45 feet; <br />THENCE, departing the common line of said 2.93 acre tract and said remainder of a called 4.62 acre <br />tract, with the proposed line of this easement, over and across said 2.93 acre tract, the following eight (8) <br />courses and distance number 1-8: <br />1) South 42°30'26" East, a distance of 12.47 feet to a calculated point, for an angle corner of the <br />easement described herein, <br />2) South 52°08'41" West, a distance of 202.60 feet to a calculated point, for an angle corner of <br />the easement described herein, <br />3) South 41'33'10" West, a distance of 15.10 feet to a calculated point, for an angle corner of <br />the easement described herein, <br />4) South 48°26'50" East, a distance of 12.50 feet to a calculated point, for an angle corner of the <br />easement described herein, <br />5) South 41°33'10" West, a distance of 10.00 feet to a calculated point, for an angle corner of <br />the easement described herein, <br />6) South 48°26'50" East, a distance of 19.07 feet to a calculated point, for an angle corner of the <br />easement described herein, <br />7) South 14°26'57" East, a distance of 23.86 feet to a calculated point, for an angle corner of the <br />easement described herein, and <br />FN 48679 SAM Job No. 48787 <br />
