<br />DESCRIPTION OF 0.095 OF ONE ACRE (4,117 SQUARE FEET) OF LAND IN THE J. M.
<br />VERAMENDI LEAGUE NO. 1, ABSTRACT NO, 17, HAYS COUNTY, TEXAS, BEING A
<br />PORTION OF A 68,09 ACRE TRACT DEEDED TO CARSON SELECT INVESTMENTS, LP,
<br />RECORDED IN VOLUME 3493, PAGE 89, OFFICIAL PUBLIC RECORDS OF HAYS COUNTY,
<br />TEXAS; SAID 0.207 OF ONE ACRE OF LAND AS SURVEYED BY BOWMAN CONSULTING
<br />GROUP, LTD., BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS
<br />FOLLOWS:
<br />BEGINNING at a 1/2" iron rod found with cap stamped "BYRN" for the east corner of said 68.09
<br />acre tract of land, and for the east corner of a 10' sewage disposal line and right-of-way
<br />easement, being deeded to the city of San Marcos in Volume 235, Page 423, Deed Records of
<br />Hays County, Texas; and for the South corner of Lot 17, City View Addition, Recorded in Volume
<br />129, Page 363, Deed Records Of Hays County, Texas; and for a point in the west line of a 60'
<br />strip of land being deeded to International Rail Road Company in Volume H, Page 52, Deed
<br />Records of Hays County, Texas; and for the east corner of the herein described tract; From which
<br />a 1/2" iron rod with cap stamped "BYRN" found for a point in the west line of said 60' strip of land
<br />and for the most southerly southeast corner of said 68.09 acre tract bears S 33*21'00" W a
<br />distance of 1322.85;
<br />THENCE S 33'21'00r W with the east line of said 68.09 acre tract of land, with the west line of
<br />said 60' strip of land, and with the east line of said 10' sewage disposal line and right-of-way
<br />easement, a distance of 10.09 to a calculated point for the south corner of the herein described
<br />tract;
<br />THENCE N 49*01'46'W leaving the west line of said 60' strip of land, the east line of said 68.09
<br />acre tract of land, crossing said 68.09 acre tract of land and continuing with the south line of said
<br />10' sewage disposal line and right-of-way easement, a distance of 412.35' to a calculated point
<br />for the west corner of the herein described tract;
<br />THENCE N 40*58'16' E leaving the south line of said 10' sewage disposal line and right-of-way
<br />easement, a distance of 10.00 feet to a calculated point for a point in the north line of said 10'
<br />sewage disposal line and right-of-way easement, for a point in the north line of said 68.09 acre
<br />tract of land, for a point in the south line of a 27.094 acre tract of land deeded to Texas
<br />Reality/Retail Partners, Inc. Recorded in Volume 5091, Page 445, Official Public Records of Hays
<br />County, Texas; and for the north corner of the herein described tract;
<br />THENCE S 49*01'45" E with the north line of said 10' sewage disposal line and right-of-way
<br />easement, with the south line of said 27.094 acre tract of land, and with the north line of said
<br />68.09 acre tract of land, passing at a distance of 69.18 feet a calculated point for a point in the
<br />north line of said 10' sewage disposal line and right-of-way easement, for the most southerly
<br />corner of said 27.094 acre tract of land, and for the southwest corner of Lot 16, City View
<br />Addition; and continuing with the north line of said 10' sewage disposal and right-of-way
<br />easement and with the south line of said City View Addition a total distance of 411.01 feet to the
<br />POINT OF BEGINNING and containing 0.095 of one acre (4,117 square feet) of land, more or
