nAX11D11 A-1 <br />C=M=:x <br />DAMAwYER <br />-LAND SURVEYING <br />METES AND BOUNDS DESCRIPTION <br />FOR A <br />567.663 ACRE TRACT OF LAND <br />22014307 Page 8 of 29 <br />Being a 567.663 acre tract of land situated in San Marcos, Hays County, Texas, and being out of <br />the William Burnett, Jr., W. A. Matthews, and John McGuire original surveys, of Hays County, <br />Texas, and consisting of a called 119.988 acre tract of land, as conveyed to HK Baugh Ranch, <br />LLC, described in Document No. 19040023, of the Official Public Records of Hays County, <br />Texas, and also a 140.166 acre tract of land (TRACT 1), a 139.898 acre tract of land (TRACT 2), <br />a 231.501 acre tract of land (TRACT 3), a 8.674 acre tract of land (TRACT 4), and a 25.000 acre <br />tract of land (TRACT 5), as described in Document No. 19040022, of the Official Public <br />Records of Hays County, Texas, and said 567.663 acre tract of land being more particularly <br />described by metes and bounds as follows: <br />BEGINNING at a'/2" iron pin with cap stamped "Chaparral" found at the intersection of the <br />Northeasterly Right -of -Way line of Staples Road (F.M. 621) (a variable width R.O.W.), and the <br />Southeasterly R.O.W. line of County Road 266 (C.R. 266) (Old Bastrop Road) (a variable width <br />R.O.W.), being the most Westerly corner of said 119.988 acre tract of land and being the most <br />Westerly corner of this herein described tract of land; <br />THENCE departing the Northeasterly R.O.W. line of said Staples Road, with the Southeasterly <br />line of said C.R. 266, with the Northwesterly lines of said, 119.988 acre tract of land, and the <br />Northwesterly lines of said TRACT 1, TRACT 2, and TRACT 3, the following courses: <br />N 44° 38' <br />30" <br />E, a distance of 2,951.73 feet to a'/2" iron pin found for a corner; <br />N 44° 14' <br />33" <br />E, a distance of 1,178.84 feet to a''/2" iron pin found for a corner; <br />N 44° 54' <br />36" <br />E, a distance of 212.21 feet to a 5/8" iron pin found for a corner; <br />N 440 37' <br />46" <br />E, a distance of 63.65 feet to a'/2" iron pin found for a corner; <br />N 48° 36' <br />16" <br />E, a distance of 142.37 feet to a''/2" iron pin found for a corner; <br />N 53° 11' <br />20" <br />E, a distance of 59.88 feet to a'/2" iron pin found for a corner; <br />N 580 27' <br />40" <br />E, a distance of 63.52 feet to a'/2" iron pin found for a corner; <br />N 61' 08' <br />26" <br />E, a distance of 57.83 feet to a '/2" iron pin with cap stamped "DAM #5348 <br />PROP.
