SECTION 1: GENERAL TERMS AND CONDITIONS <br />1.01 Site Plan <br />The City hereby approves the general use and development of the Property in accordance <br />with the Site Plan, which is incorporated herein as Exhibit "B". The Site Plan shall constitute <br />the Land Use Plan under Section 2.4.3.3 of the SMDC. The Site Plan may require amendments <br />to increase conformance with the SMDC. The Site Plan may also be amended as stated in <br />Section 2.04 below. Development applications for the Property shall be consistent with the Site <br />Plan. <br />1.02 Proposed Schedule of Development and Phasing <br />Subject to the terms of this Agreement, Owner plans to develop the property in one phase <br />immediately following the adoption of this Development Agreement and after issuance of <br />required permits. <br />1.03 Base Zoning District(s) <br />Development will follow development standards for the LI District, as those standards exist on <br />the Effective Date of this Agreement subject to the modifications set forth herein. <br />1.04 Development Standards: <br />A. Permitted Uses: No uses other than Self Storage Facility and associated office <br />space will be permitted on the Property. <br />B. Dimensional and Development Standards The Property shall be developed in <br />compliance with the SMDC as it exists on the Effective Date of this Agreement. <br />C. Architectural Design Standards: <br />1. Owner agrees to construct the buildings using Stucco or other Durable Building <br />Material approved in Section 4.3.5.17.D of the SMDC for a minimum of 50 <br />percent of the front facade and in substantial conformance with the illustrations or <br />specifications shown in Exhibit"C". <br />2. The maximum height of the building shall not exceed 50 feet. <br />
