With a curve to the right having a radius of 25.00 feet, an arc length of 39.20 feet, a delta angle of 0891511 01" <br />and a chord which bears, N 5611 57' 39" W, a distance of 35.31 feet to a point in the said easterly right-of-way <br />line of Interstate Highway 35, the southwest line of said 216.30 acre tract, and for a point of tangency; <br />THENCE: With the said easterly right-of-way line of Interstate Highway 35 and the southwest line of said 216.30 acre <br />tract the following two (2) courses: <br />1. N 121021 09" W, a distance of 144.05 feet to a found TxDOT Monument, Type 1, for an angle, and <br />2. N 051 27' 06" 1G+, a distance of 1.75 feet to the POINT OF BEGINNING and containing 52.51 acres of land <br />situated in the City of San Marcos, Hays County, Texas. <br />Note: The basis of bearing was established using the Trimble VRS Network, NAD (83), Texas State Plane Coordinate <br />System, South Central Zone, 4204, US Survey Foot, Grid.
