2. Project Nonresidential Architectural Design Standards <br />a. All facades shall use one or more of four native limestone colors: Lueders, Cordov4� <br />Cream, Sandstone, and Shell Stone, or a similar matching manufactured stone. <br />Comparable materials in color, finish, durability, and quality may be substituted for the <br />referenced materials upon review and approval by the Director of Development Services, <br />appealable to the Planning and Zoning Commission. <br />b. Architectural fagades that clearly define a base, middle and cap are required. These <br />materials should be responsive to climate, adjacent context, site orientation and building <br />usage. <br />c. All buildings within the Project shall be designed with a high level of detail, with careful <br />attention to the combination of and interface between materials. Materials chosen shall <br />be appropriate for the theme and scale of the building, compatible with its location within <br />the development, and expressive of the community's desired character and image. <br />Details and materials shall be consistent on all sides of buildings. <br />d. A minimum of 80% of each building, excluding doors and windows, shall be masonry <br />consisting of brick, stone, stucco, split face concrete units, or faux stone or brick. <br />e. Front facades shall be oriented towards the street right-of-way as appropriate. <br />8 <br />
