Film and Television Productions Facilities Uses Design Standards <br />Exhibit "D" <br />DEVELOPMENT STANDARDS FOR FILM AND TELEVISION PRODUCTION FACILITIES USES <br />Purpose: The following development standards applicable to any portion of the Property developed as Film <br />and Television Production Facilities Uses (as defined in the Development Agreement) on the Property are set <br />forth to achieve a unique look and character for such Film and Television Production Facilities Uses. The <br />intent is to maintain a consistent look and character for the perimeter area of such Film and Television <br />Productions Facilities Uses while providing flexibility for the internal studio portions of such Film and <br />Television Production Facilities Uses. Attached asExhibit ^E"isaconceptual rendering ofalayout mfmstudio <br />site, buildings, and parking for the Film and Television Production Facilities Uses on approximately 75 acres <br />of the Property (the "Studio Site"). <br />1. Approvals and Controls: All buildings and site improvements will besubmitted tothe Film and <br />Television Development Team for conformance with the Architectural Codes and Regulations, <br />and if conforming the specific building or improvement will be submitted to the City of San <br />Marcos for review and approval following compliance with all applicable City Codes and <br />Ordinances. Such buildings and site improvements are intended to be substantially similar to <br />the conceptual Studio Site plan on Exhibit "E", subject to such changes as may be reviewed and <br />approved bythe Director of Development Services at the time ofsite planning. <br />2. Approved Uses: Without limiting the possible uses that maybe applicable to any Film and Television <br />Production Facilities Uses, such Film and Television Production Facilities Uses may include: <br />Production Studios <br />Workshops <br />Production Warehouses <br />Support Commercial Businesses <br />Studio Production Equipment Rental <br />Restaurant, Catering, Mobile Food, and Retail <br />Bar with sale and on premises consumption of alcohol shall require a Conditional Use Permit <br />Temporary Production sets <br />Location and size of facilities not limited, except as noted 6e|ovv <br />Outdoor recreational areas including executive golf activities, climbing Material Storage Areas <br />(Covered orenclosed structures) <br />3. General Development Regulations <br />A. Block Requirements: Nolimit onlot size ofthe Studio Site. <br />B. Setbacks: <br />1 Film and TmlevisiomFecUities-Bui|dingsadacemttoVVonderVVoMdDrivewiUhavea <br />minimum setback of 100 feet from the Right of Way. Buildings adjacent to West <br />CenterpointRoad will have asetback of1OOfeet from the Right ofWay. <br />
