Temporary shall mean for operiod of180days with ability to <br />extend time in1#O'dayincrements with City Staff approval. <br />L. Materials: Structures within the Studio Site will have consistent details using brick, <br />concrete, wood appearance, stucco, or stone material, or facades that simulate the same <br />material. Structures include studios and workshops with metal siding, painted or natural <br />concrete, stucco, brick, stone, or wood (or facades that simulate the material). Temporary <br />sets may include plastics or other materials to simulate exterior materials. All materials will <br />beapproved bycity building officials. <br />M. Roofs: <br />1. Studio roofs will not be limited in materials or pitch. <br />N. TreeSaveAreas: Credit for all Trees saved outside the Limits of Construction within the <br />209.86 will be applied toward Trees removed within in the 209.86 acres. <br />1. Perimeter landscaping wiUbe grass and indigenous matehabvvkhxeriscape <br />characteristics. All perimeter landscaping will at a minimum meet the landscape <br />requirements in Section of 1.04.F of the Development Agreement applicable to Film <br />and Television Productions Facilities Uses. <br />2. All interior landscape and parking lot landscape requirements shall be waived and <br />exempt from City ofSan Marcos and Section of1.O4.Fofthe Development <br />Agreement within the secured studio area. <br />P. Parking Areas: Parking areas within 100 feet of Wonder World Drive and West Centerpoint <br />Road will be visually screened by evergreen hedges and/or landscaped berms at a typical <br />height of 4 feet. <br />Q. Parking Requirements: The Studio Site will have 6Spermanent parking spaces per stage and <br />up to 800 permanent parking spaces will be provided at full build out of the Studio Site. Up <br />toanadditional 4OOflexible spaces will heprovide asneeded. <br />R. Bicycle Parking: At minimum one bicycle rack holding up to a minimum of 5 bikes will be <br />provided per building and additional racks provided as needed per developer. <br />S. Screening requirements: All dumnpstenslocated within 2O8feet nfe Public Street orwhere <br />visible from a public street will be screened. <br />T. Noise Standards: Outdoor productions generating greater than 85decibels utthe Studio <br />
