HAYES SURVEYING LLC <br />202 SUNFLOWER DRIVE <br />KYLE, TEXAS 78640 <br />512-738-0511 <br />EXHIBIT A <br />METES & BOUNDS DESCRIPTION FOR 2.64 ACRES OF LAND <br />A tract of land containing 2.64 acres out of and part of the J. M. Veramendi Survey No. 2, Abstract <br />No. 17 in Hays County, Texas, and being that same tract, called 2.63 acres, as conveyed by a <br />Warranty Deed in November of 1983 to Frank Sharp as recorded and described in Volume 406, <br />Page 429 of the Hays County Deed Records, and being more particularly described as follows; <br />BEGINNING at a %" iron rod found in the southwest right-of-way of River Road, also known as <br />Martindale Road, for the northwest corner of the aforementioned 2.63 acre tract, the northwest <br />corner of the herein described tract and the northeast corner of the Randall Morris Tract as <br />described in Document # 17043792 of the Official Public Records of Hays County; <br />THENCE S 420 34' 26" E, and at 32.66 feet passing a %11 iron rod found for a southwest corner of <br />the City of San Marcos Tract as described in multiple deeds and also the termination of the <br />southwest right-of-way of River Road, in all a total distance of 222.67 feet to a chain link fence post <br />found set in concrete for the accepted northeast corner of this tract and an interior ell corner of the <br />City of San Marcos Tracts; <br />THENCE S 41° 35' 06" W, and at 596.03 feet passing a 1" iron rod found for a point on online, in <br />all a total distance of 666.10 feet to a point on the bank of the San Marcos River for the most <br />southerly corner of this tract and a southwest corner of the City of San Marcos Tract; <br />THENCE up the bank of the San Marcos River the following four (4) courses, <br />1. N 020 35' 10" E, a distance of 191.90 feet to a calculated point; <br />2. N 151 21159" E, a distance of 46.80 feet to a calculated point; <br />3. N 271 48107" E, a distance of 79.80 feet to a calculated point; <br />4. N 071 58' 42" W, a distance of 80.23 feet to a calculated point for the southwest corner of <br />this tract and the southern corner of the Randall Morris Tract; <br />THENCE N 410 35' 06" E, leaving the bank of the San Marcos River, and at 63.92 feet passing an <br />iron rod with a plastic cap set for a point online, in all a total distance of 368.10 feet to the POINT <br />OF BEGINNING, containing 2.64 acres. <br />All bearings and distances are based upon Texas State Plane Coordinate System, Texas South <br />Central Zone, NAD 1983 datum. <br />This is to certify that this description of land represents an actual survey made on the <br />ground under my supervision in April of 2019. Only those documents with a red surveyor's <br />signature and an accompanying red surveyor's seal shall be deemed reliable and authentic. <br />Reference the #ffached sketch marked EXHIBIT B, File # RVRRD21. <br />ona".
