<br />OF LAND ALSO BEING A PORTION OF A CALLED 3.73 ACRE TRACT OF LAND DESCRIBED IN

<br />TRACT OF LAND, AS SURVEYED BY BOWMAN CONSULTING GROUP, LTD. AND SHOWN ON
<br />THE ACCOMPANYING SKETCHES, BEING MORE PARTICULARLY DESCRIBED BY THE
<br />METES AND BOUNDS AS FOLLOWS;
<br />COMMENCING at a mag nail with washer stamped "BYRN SURVEY" found for the most northerly
<br />northeast corner of said 3.73 acre tract of land, being in the southerly right-of-way line of West San
<br />Antonio Street (variable width right-of-way), same being the northwest corner of said 0.98 acre tract;
<br />THENCE North 73 Degrees 05 Minutes 06 Seconds East, with the a northwesterly line of said
<br />0.98 acre tract of land and with the southerly right-of-way line of West San Antonio Street, a distance
<br />of 278.41 feet to a calculated POINT OF BEGINNING of the herein described tract;
<br />THENCE North 73 Degrees 05 Minutes 06 Seconds East, with a northwesterly line of said 0.98
<br />acre tract of land and with the southerly right-of-way line of West San Antonio Street, a distance of
<br />5.16 feet to a 1/2 -inch iron rod with plastic cap (illegible) found for angle point;
<br />THENCE North 44 Degrees 05 Minutes 06 Seconds East, with a northwesterly line of said 0.98
<br />acre tract of land and with the southerly right-of-way line of West San Antonio Street, a distance of
<br />55.55 feet to a 1/2 -inch iron rod with plastic cap stamped "BCG" set for the northeast corner of said

<br />THENCE South 39 Degrees 53 Minutes 10 Seconds East, with a northeasterly line of said 0.98

<br />724, Official Public Records of Hays County, Texas, passing at a distance of 156.86 feet, a PK Nail
<br />found in rock for the most easterly southeast corner of said 0.98 acre tract of land, same being the
<br />the northeasterly corner of said 3.73 acre tract of land, continuing with the northeasterly line of said
<br />3.73 acre tract of land and with the southwesterly line of said Jack Thomas Addition, in all, a total
<br />distance of 266.51 feet to a 1/2 -inch iron rod plastic cap stamped "BCG" set for the southeasterly
<br />corner of said 3.73 acre tract, being the northeasterly corner of a 10.492 acre tract of land conveyed
<br />to the City of San Marcos, of record in Document No. 21047147, Official Public Records of Hays
<br />County, Texas, said 1/2 -inch iron rod with Cap being in the southwesterly line of a tract of land to
<br />Guadalupe Carranco and Juanita R. Carranco, described as all of Lot 6. and parts of Lots 7 and 10,
<br />of record in Volume 285, Page 783, Deed Records of Hays County, Texas, same being the
<br />southeast corner of the herein described tract of land;
