SAID 12.834 ACRE VARIABLE WIDTH PERMANENT <br />EASEMENT BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS <br />FOLLOWS: <br />COMMENCING at a 2"x2"xW" iron rod found on the common line of said 242.985 acre tract and <br />a remainder of a called 160.2 acre tract, described in a deed to Curby D. Ohnheiser, and <br />recorded in Instrument No. 2001-015827, O.P.R.C.C.T., for the southeast corner of said <br />242.985 acre tract, same being the northeast corner of a called 57.976 acre tract, described in a <br />deed to The City of San Marcos, and recorded in Volume 175, Page 866, and Instrument No. <br />1997-974431, O.P.R.R.P.C.C.T.; <br />THENCE N 170 42' 50" E, with the common line of said 242.985 acre tract and said remainder <br />of a called 160.2 acre tract, a distance of 1,516.99 feet, to a point, for the POINT OF <br />BEGINNING and the southeast corner of this variable width permanent easement; <br />THENCE departing said common line, over and across said 242.985 acre tract, the following <br />three (3) courses and distances: <br />1) N 88° 30' 05" W, a distance of 3,972.64 feet, to a point, for the most southerly southwest <br />corner of this easement, <br />2) N 000 00' 06" W, passing at a distance of 515,69 feet a 3" metal fence post found, for an <br />angle corner of said 242.985 acre tract, same being an angle corner for a called 35.194 <br />acre tract, described in a deed to The City of San Marcos and recorded in Volume 175, <br />Page 875, O.P.R.C.C.T., and continuing for a total distance of 1,425.69 feet to a point, <br />for an angle corner of this easement, and <br />3) S 89° 59' 54" W, a distance of 50.00 feet to a point, on the common line of said 242.985 <br />acre tract and said 35.194 acre tract, for the most westerly southwest corner of this <br />easement; <br />THENCE N 000 00' 06" W, with said common line of said 242.985 acre tract and said 35.194 <br />acre tract, a distance of 90.00 feet to a point, for the northwest corner of this easement; <br />B051C-REV-3 Page 2 of 5 <br />
