DocuSign Envelope ID:CFOA3C46-0329-49E2-B3D4-269BO64BBEC1 <br /> EXHIBIT C <br /> REDEVELOPMENT PLANS <br /> This Redevelopment Plan is attached to and a part of that certain Airport Facility Redevelopment <br /> Lease Agreement for Commercial Use effective as of January 17, 2023 (the"Lease"), by and between the <br /> City of San Marcos, a municipal corporation of the State of Texas ("Lessor"), and US Aviation Group, <br /> LLC, a Texas limited liability corporation("Lessee"). <br /> Lessee, at its sole cost and expense, perform the following improvements to the Leased Premises <br /> within the proposed timeframes. Failure to perform said improvements shall constitute a default under the <br /> terms of the Lease.Upon completion of each phase,Lessee shall provide to Lessor receipts to demonstrate <br /> investment criteria has been met. <br /> PHASE I—MINIMUM INVESTMENT OF$80,000 <br /> Plans shall be submitted to Airport Management and the City's permit department within sixty (60) days <br /> of Lease Commencement.Approval of said plans shall be in accordance with Article 4.01(a)of the Lease. <br /> Upon issuance of approved permits, Lessee shall complete the following improvements within six (6) <br /> months.Completion of Phase I improvements shall fulfill requirement for Renewal Term 1 found in Exhibit <br /> B. <br /> • Remove unusable existing office buildout within the main hangar space <br /> • Expand and refurbish bathrooms of commercial occupancy <br /> • Repair windows and hangar roof <br /> • Improve hangar lighting <br /> • Install two portable classrooms on the ramp side of the hangar and painted in approved Airport <br /> Management colors <br /> • Repaint facility exterior to approved Airport Management colors <br /> • Install exterior landscaping <br /> PHASE II—MINIMUM INVESTMENT OF$325,000 <br /> Plans shall be submitted to Airport Management and the City's permit department within eighteen (18) <br /> months of Lease Commencement.Approval of said plans shall be in accordance with Article 4.01(a)of the <br /> Lease. Upon issuance of approved permits, Lessee shall complete the following improvements within <br /> twelve (12)months. Completion of Phase II improvements shall fulfill requirements for Renewal Term 2, <br /> Renewal Term 3, Renewal Term 4, and Renewal Term 5 found in Exhibit B. <br /> • Increase existing vehicle parking lot size and pave entire parking area <br /> • Add permanent office and classroom facilities to existing hangar totaling a minimum of 3,000 <br /> square feet <br /> • Remove two portable classrooms installed during Phase I <br />
