Lessee shall arrange for the regular removal of the <br /> trash at Lessee's expense. <br /> 3.06 No Outside Storaize.Lessee shall store all equipment,materials and supplies within the confines of <br /> the Hangar, and outside storage is specifically prohibited without the advance written consent of <br /> Lessor. <br /> 3.07 Use of Airport Facilities. Lessor agrees that Lessee shall have access to the runways, taxiways, <br /> ramps and other Airport Facilities at the Airport to the same extent as other Airport users. <br /> 3.08 Parking. Lessee agrees that motor vehicles brought onto the Leased Premises in connection with <br /> Lessee's business will be parked only in areas designated as motor vehicle parking areas. <br /> ARTICLE 4: REDEVELOPMENT,MAINTENANCE,AND REPAIR OF PREMISES <br /> 4.01 Lessee Obligations. <br /> a. Redevelopment Plans. Lessee, at its sole cost and expense, shall provide for the <br /> redevelopment of the Hangar improvements and parking lot on the Leased Premises. <br /> During the period of Redevelopment, Lessee may, at its sole cost and expense, install <br /> temporary classroom facilities on the Leased Premises for a period not to exceed twenty <br /> four (24) months. Such temporary facilities shall be painted approved airport colors and <br /> the location shall be approved in writing by Airport Management prior to placement. <br /> Redevelopment shall be phased in accordance with Exhibit C, which shall include <br /> estimated costs. Redevelopment of the Hangar and parking lot shall be in accordance with <br /> sealed plans prepared by an architect or structural engineer licensed or registered in the <br /> State of Texas. The plans, together with the architect or engineer's estimated cost of <br /> redevelopment and related construction schedule shall be submitted to the City through <br /> Airport Management for review and approval no later than sixty (60) days after the <br /> Effective Date. In addition to the plans for the Redevelopment, the City may review <br /> Lessee's proposed lighting, landscaping plan, and exterior building fagade, inclusive of <br /> material type(s) and color. The City shall reasonably approve or disapprove the plans and <br /> notify Lessee of the City's approval or disapproval in writing within thirty(30)days after <br /> receipt, and failure to approve or disapprove any of the plans within said thirty (30) day <br /> period shall constitute deemed approval. In the event of disapproval of any plans,the City <br /> shall state, in writing, the specific document(s), the reason(s) for disapproval and the <br /> requested change(s), in which event Lessee shall promptly revise the disapproved item(s) <br /> and resubmit he subject documents to the City through Airport Management.The City shall <br /> approve or disapprove such resubmittal within fifteen(15)days after receipt,and failure to <br /> approve or disapprove the same within said fifteen(15)day period shall constitute deemed <br /> approval. In the event the City again disapproves,the same process shall be followed until <br /> the city has approved all of the plans; provided, in the event the City fails to approve all <br /> such items within six (6) months after the Effective Date, Lessee shall have the right to <br /> terminate this Lease upon written notice to Lessor (in the case of the City's failure to <br /> approve all plans, delivered to the City at any time prior to the receipt of approval of all <br /> such items), in which event, except for the obligations of the parties which expressly <br /> survive termination of this Lease, the parties shall have no further rights or obligations <br /> hereunder. Lessee is responsible for securing all necessary permits from the City's <br /> Planning and Development Department to complete the Redevelopment of the Hangar and <br /> parking lot. <br /> -4- <br />
