1. be of sufficient width to convey drainage. <br />2. be platted lots and remain "Common Area" owned and maintained by the Cotton Center HOA or the <br />MUD. <br />3. Trails within Drainage Ways also provide a secondary pedestrian and bicycle route off of neighborhood <br />streets and primary thoroughfares. These provide the opportunity to enjoy the open space amenities and <br />are for exercise and mobility, as well as getting between origins and destinations within the community. <br />Trails within Drainage Ways, where conceptually indicated on Exhibit D, shall: <br />a. be surfaced in concrete, asphalt, decomposed granite with curbing or other siding designed to <br />minimize waste out of decomposed granite, or other materials approved by the San Marcos Parks <br />Department and aligned to connect with Neighborhood Parks, Pocket Parks, Schools, Retail <br />Centers, as well as trails located within Floodplains and Easements. <br />b. be a minimum six (6) feet in width. <br />c. provide trees at a rate of one (1) tree per 50 linear feet of trail; minimum 2 inch caliper tree. <br />E. Easements and Floodplain. Easements and Floodplain refer to open space which contains electrical or <br />other utility or drainage facilities and shall be maintained by the grantee of the easement and the Owner, the HOA, <br />or MUD. These shall contain trails as conceptually shown on Exhibit D, provided the grantee allows trails. Trails <br />within easements and floodplains provide a tertiary pedestrian and bicycle route. These provide the opportunity <br />to enjoy the open space amenities and are for exercise and mobility, as well as getting between origins and <br />destinations within the community. The grantee of the easement and the Owner, the HOA, or MUD will maintain <br />the Easements and Floodplain before and after annexation, as shown in Table 6.05. Trails within Floodplain and <br />Easements shall: <br />a. be surfaced in concrete, asphalt, decomposed granite with curbing or other siding designed to <br />minimize waste out of decomposed granite, or other materials approved by the San Marcos Parks <br />Department and aligned to connect with neighborhood parks, pocket parks, schools, retail centers, <br />as well as Trails located within Drainage Ways and easements. <br />b. be a minimum of five (5) feet in width to accommodate pedestrians. <br />Section 6.03 Additional Provisions Relating to Open Space. <br />A. Platting. All land proposed for dedication as open space shall be designated on the Subdivision Concept Plat <br />and subsequent Preliminary Subdivision Plat(s) and Final Plat(s) for that Sub -District. <br />B. Reservation of Open Space. Each Subdivision Concept Plat will include a calculation of the amount of Open <br />Space contained on that Subdivision Concept Plat and the amount of Open Space that was identified on prior <br />Subdivision Concept Plats. As stated in Section 6.01(B) of this Agreement, twenty (20%) percent of the total <br />land area of Cotton Center shall be devoted to Open Space, but each Subdivision Concept Plat does not need <br />to have twenty (20%) percent of its land area be identified as Open Space. The amount of Open Space <br />contained on the Final Subdivision Concept Plat must include enough Open Space, such that the amount of <br />Open Space on the Final Subdivision Concept Plat when added to all the Open Space on the previous <br />Subdivision Concept Plats results in a at least twenty (20%) percent Open Space for all of Cotton Center. <br />
