By deed of record in Volume 96, Page 683 of said official Public Records; THENCE, leaving the northerly right-of-way of said Railroad, along the common line of said 133.84 acre tract and said 22.1 acre tract, the following two (2) courses and distances: 1) N01023'47"E, a distance of 217.61 feet to and iron rod for an angle point hereof; 2) N4102213411W, a distance of 2440.88 feet to a fence corner post in the southeasterly right-of-way line of F.M. 1984 (80' R.O.W.) for the northerly corner of said 22.1 acre tract, the easterly corner of said 133.84 acre tract, and an angle point hereof;
