21004507 Page 3 of 17 <br /> years, there having been a proper proration of ad valorem taxes and assessments for the current <br /> calendar year between Grantor and Grantee. Grantee, by its acceptance hereof, does further <br /> assume and agree t6pay any and all ad valorem taxes and assessments (including any rollback, <br /> taxes and assessments), and any penalties or interest thereon, relating to a change in the usage or <br /> ownership of the Property,whether by reason of this conveyance or hereafter. <br /> The Vendor's Lien against, and superior title to, the Property is retained until the <br /> Promissory Note described above is fully paid according to its terms,at which time this Deed shall <br /> become absolute.
