AREA SIZE LAND USE BASE ZONING <br /> <br />Subarea <br />"A" <br />62.1 Acres <br />Commercial • <br />GC - General Commercial <br />Subarea "B" 12.7 Acres Commercial GC - General Commercial <br />Subarea "C" 79 Acres Commercial Residential & Office CC - Community Commercial <br />Subarea "D" 48.1 Acres Commercial Residential & Office CC - Community Commercial <br />Subarea "E" 57.5 Acres Open space P - Public (includes proposed <br /> floodplain parks, and hiking trail) <br />TOTAL 259.5 Acres +/- <br />Currently the PDD identifies the following uses as prohibited uses within the development: <br />Check Cashing Service, Call Service Center, Cabinet Shop (Manufacturing), washateria /laundry <br />(self serve), Studio Tattoo or Body Piercing, Carwash (self service, full service or automated), <br />Auto Glass Repair/Tinting, Tire sales (outdoors/storage), Bingo Facility, RV/Travel Trailer Sales, <br />Maintenance/Janitorial Service, Pawn Shop, Portable Building Sales and Temporary Outdoor <br />Retail Sales/Commercial Promotion, Tool Rental (with Outdoor Storage), Gravestone/Tombstone <br />Sales, Gun Smith, Auto Paint Shop, Truck Terminal, Metal Fabrication Shop, Moving Storage <br />Company, Warehouse (Office and Storage), Outside Storage (as a primary use), Used Car <br />Dealership/Sales, and Sexually oriented businesses and gaming facilities (eight liners, bingo halls <br />and similar businesses). <br />The applicant is requesting amendment of Subarea "A" and Subarea "B" of the approved PDD to <br />allow for a call service center as a permitted use. <br />Planning Department Analysis: <br />Staff is recommending approval of the request for the following reasons: • <br />• The proposed PDD amendment is consistent with the original PDD approved by the <br />Planning and Zoning Commission and City Council. <br />• The exterior construction standards and parkland dedication requirements established in <br />the original PDD will be adhered to. <br />• The proposed amendment will not affect the public health, safety, morals or general <br />welfare of the community. <br />• The amendment of the PDD supports the City Council goal of expanding economic <br />development opportunities within the City. <br />Planning Department Recommendation <br />X Approve as submitted <br /> Approve with conditions <br /> Alternative <br /> Denial <br />The Commission's Responsibility: <br />The Commission is required by law to hold a public hearing and receive public comment regarding <br />the proposed zoning. After considering the public input, the Commission is charged with making <br />an advisory recommendation to the City Council regarding the request. The City Council will <br />ultimately decide whether to approve or deny the zoning, and will do so through the passage of an <br />ordinance amending the official City Zoning Map. • <br />Page 2 of 3
