The subject property is only portion of Lot 2 and is approximately 100 feet wide by 425 <br />feet long. Lot 2 in its entirety is approximately 14.47 acres, for the exception of the .74 acres that is <br />currently zoned GC, and is zoned MF-18. While typically a zoning designation follows property lines it <br />appears that in this case zoning was established and then the property was subdivided to create two lots. <br />The change from GC to MF-18 is effectively a down zoning to a less intensive use. <br />Page 1 of 3
