Soyars by deed recorded in Volume 154 Page 887 of the Caldwell <br />County.: ecords save and except a two acre tract conveyed by Mendez to Ivar <br />unrtarson and recorded in Volume 112 Page 242 of the Caldwell County Jtecords, and <br />being more particularly described as follows:, <br />• BEGINNING at a found 'h inch iron pin in the north right -of -way line of State <br />Highway 80 at the southwest corner of said Gunnarson two acre tract for the southeast <br />corner of this tract, from which a found Texas Department of Transportation concrete <br />monument opposite of Station 54+12.1 according to the map of Highway 80, bears S <br />780 26' 56" E 150.18 feet, said monument being the southeast corner of said <br />Gunnarson tract; <br />THENCE N 780 26' 56" W along the north line of said Highway 80 a distance of <br />1012.43 feet to a found 1/2 inch iron rod at the southwest corner of said 59.96 acre tract <br />and the southeast corner of an 84.27 acre tract conveyed to Dudley Gene Harper by <br />deed recorded in Volume 386 Page 196, Caldwell County RL cod, said point being 3.9 <br />feet south of a fence corner, and S 69° 31' 49" E, 2258.4 m a found Texas <br />Department of Transportation concrete monument opposit 19 +50.1; <br />THENCE N 170 26' 12" E leaving said right -of -way and along the east line of said <br />84.27 acre tract and generally with a fence a distance of 2302.80 feet to a found 1/2 iron <br />rod in the south line of a 278.329 acre tract conveyed to W. M. Soyars and recorded in <br />Volume 362 Page 408 of the Caldwell County Records, said point being the northwest <br />corner of said 59.96 acres and this tract and th northeast corner of said 84.27 acre <br />Harper tract; <br />• THENCE S 720 59' 17" E along the south line of said 278.329 acre tract a distance of <br />1171.68 feet to a found 2 "x2 "05" iron pin for the called south corner of said 278.329 <br />
