<br />HAYS COUNTY, TEXAS; BEING ALL OF THAT CERTAIN CALLED 10.58 ACRE TRACT
<br />DESCRIBED IN THE DEED FROM JIMMY C. PARKER AND WIFE, LINDA A. PARKER TO
<br />REECE MORRISON AND WIFE, BEVERLEY MORRISON OF RECORD IN VOLUME 302, PAGE
<br />390, DEED RECORDS OF HAYS COUNTY, TEXAS, AND BEING ALL OF THAT CERTAIN
<br />CALLED 9.10 ACRE TRACT DESCRIBED IN THE DEED FROM JIMMY C. PARKER AND
<br />WIFE, LINDA A. PARKER TO REECE MORRISON AND WIFE, BEVERLEY MORRISON OF
<br />RECORD IN VOLUME 343, PAGE 635, DEED RECORDS OF HAYS COUNTY, TEXAS; SAID
<br />19.747 ACRE TRACT, AS SHOWN ON LOOMIS PARTNERS PLAN NO. 3262, BEING MORE
<br />PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS:
<br />BEGINNING at a 7" wood fence corner post found in the east line of a public right-of-way known as
<br />Old Post Road, same being the southwest corner of the said 9.14 acre tract, and being a north
<br />corner of a certain called 4.492 acre tract as described in a deed to MFT-Post Road, LTD of record
<br />in Volume 3148, Page 622, Official Public Records of Hays County, Texas, said 7" fence corner
<br />post being the southwest comer and POINT OF BEGINNING of the tract described herein; from
<br />which a 5/8-inch iron rod found for an angle point in the east right-of-way line of Old Post Road and
<br />the northwest line of the said 4.492 acre tract bears S 040 34' 13" W, a distance of 83.18 feet;
<br />THENCE with the east right-of-way line of Old Post Read and the west line of the said 9.14 acre
<br />tract, with the west line of the tract described herein, the following two (2) courses and distances:
<br />1. N 07° 16'20" W, a distance of 276.44 feet to a 1/2-inch iron rod with plastic cap stamped "LAI"
<br />set at angle point, and
<br />• 2. N 03° 24'21"W, a distance of 327.26 feet to a 112-inch iron rod with plastic cap stamped "LAI"
<br />set at the northwest corner of the said 9,10 acre tract and the southwest corner of a certain
<br />called 7.79 acre tract described in the deed of record in Volume 211, Page 118, Deed
<br />Records of Hays County, Texas, said 7.79 acre tract now being a portion of a certain called
<br />36.59 acre tract as described in the deed to Regency of Texas, Inc. of record in Volume 1412,
<br />Page 878, Official Public Records of Hays County, Texas, for the northwest corner of the tract
<br />described herein, from which the center of a railroad tie post bears S 81 ° 52' 10" E, a distance
<br />of 0.74 feet;
<br />THENCE N 63° 11'39" E, with the south line of the said 7.79 acre tract, same being a south line
<br />of the said 36.59 acre tract and the northwest line of the said 9.10 acre tract, with a northwest
<br />line of the tract described herein, a distance of 316.04 feet to a 1/2-iron rod found at the north
<br />corner of the said 9.10 acre tract and the west corner of the said 10.58 acre tract, same being the
<br />southeast corner of the said 7.79 acre tract and a southeast comer of the said 36.59 acre tract, for
<br />a re-entrant corner of the tract described herein, from which a 4 inch cedar fence comer post bears
<br />N 79° 04'54" E, a distance of 0.53 feet;
<br />THENCE N 140 09'39" E, with the southeast line of the said 7.79 acre tract, same being a
<br />southeast line of the said 36.59 acre tract and the northwest line of the said 14.58 acre tract,
<br />with a northwest line of the tract described herein, a distance of 742.35 feet to a 112-iron rod
<br />found at the north corner of the said 10.58 acre tract, same being a re-entrant corner of the said
<br />36.59 acre tract, for the north comer of the tract described herein, from which 4 inch cedar fence
<br />corner post bears S 43° 39'41" E, a distance of 0.51 feet;
<br />THENCE with the northeast line of the said 10.58 acre tract and a southwest line of the said 36.59
