VERAMENDI SURVEY NO. 1, ABSTRACT NO. 17, CITY OF <br />SAN MARCOS, HAYS COUNTY, TE%AS, BEING A PORTION OF THAT <br />37.59 ACRE TRACT DESCRIBED IN A DEED FROM KRAUSE <br />ENTERPRISES TO VISION LAND GROUP DATED MAY 17, 2004 AND <br />RECORDED IN VOLUME 2467, PAGE 187 OF THE HAYS COUNTY' <br />OFFICIAL PUBLIC RECORDS, AND BEING MORE PARTICITLARLY <br />DESCRIBED BY METES AND BOUNDS .AND FOLLOWS: <br />BEGINNING at a '~" iron rod found with a plastic cap stamped <br />"Byrn Survey" for the south corner of the Vision Land Group <br />37.59 acre tract and this tract, in the northwest line of <br />that tract described as a 200 foot wide strip in a deed <br />from Jas. L. Malone and E. P. Malone to the International <br />Railroad Company dated October 27, 1871 and recorded in <br />Volume H, Page 40 of the Hays County Deed Records and <br />modified in a deed from P. T. Bost et ux to the <br />International and Great Northern Railroad Company dated <br />March 16, 1903 and recorded in Volume 44, Page 534 of the <br />Hays County Deed Records, being the east corner of that <br />tract described as 18.54 acres in a deed from Herold Abel <br />et ux to J. C. Galbreath et ux dated April 15, 1983 and <br />recorded in Volume 391, Page 801 of the Hays County Deed <br />Records; <br />THENCE leaving the PLACE OF BEGINNING and the railroad <br />right-o£-way line with the commoa southwest line of the <br />Vision Land Group 37.59 acre tract and northeast line of <br />the Galbreath 18.54 acre tract as shown on the plat <br />numbered 25618-04-3 dated June 24, 2004 as prepared for <br />Vision Land Group by Byrn & Associates, Inc. of San Marcos, <br />Texas N 45'47' 25" W 200 .19 feet to a 'i4" iron rod act for a <br />southerly west corner of this tract; <br />THENCE leaving said common line and entering the Vision <br />Land Group 37.59 acre tract N 46'41' S7" E 505.58 feet to a <br />',4" iron rod set for an interior corner of this tract; <br />THENCE N 46~19'S2" W 859.96 feet to a '/" iron rod set for an <br />angle point; <br />THENCE S 78'30`35" W 197.73 feet to a 'h" iron rod set on the <br />curving eul-de-sac of a proposed streets <br />THENCE with a left-breaking curve having the following <br />characteristics: Central Angle 103'54'15", Arc Length <br />99.74 feet, Radius = 55.00 feet, and a Chord which bears <br />N 63'26'33" W 86.62 feet to a '/~" iron rod set for a point of <br />reverse curvature; <br />Exhibit "A" <br />Page 1 of 2 <br />
