Affordable Housing Policy pertaining to consideration of Low Income Housing Tax Credit projects <br />by meeting at least five of the eight necessary criteria as follows: <br />a. The project is not requesting an exemption from local taxes; <br />b. The Project will address a housing need by providing 348 units for those <br />making at or below 60% of the area median income. <br />C. The Project is proposing to develop under a non -Legacy zoning district; <br />d. The Project is not located within one quarter mile walking distance of an <br />existing bus stop on a current transit route, however the applicant has conunitted to provide a <br />private shuttle service for residents in accordance with TDHCA requirements. ; and <br />e. The Project will incorporate wraparound services that provide flexible <br />voluntary social, economic, or education benefits to the residents. Incorporated services will <br />utilize local support services and resources, meet the needs of the local community, and <br />exceed the minimum Texas Department of Housing & Community Affairs requirements for <br />amenities. The Project will incorporate the listed common amenities and resident support <br />services: <br />i. Furnished fitness center, two children's playscape with shade or <br />awning, swimming pool, gazebo, enclosed community sun porch or covered <br />community porch/patio; fully enclosed dog park; multifunctional learning and care <br />center(s), Service provider office in addition to leasing offices; full perimeter fencing <br />with controlled gate access for entrance and exit areas; Business center with <br />workstations and seating internet access, 1 printer and at least one scanner which may <br />be integrated with the printer, and either 2 desktop computers or laptops available to <br />check-out upon request; furnished community room; Activity Room stocked with <br />supplies (Arts and Crafts, board games, etc.); High-speed Wi-Fi with advanced <br />telecommunications capacity as determined under 47 U.S.C. 1302 or more with <br />coverage throughout the clubhouse or community building; Shuttle, at least three days <br />a week, to a grocery store and pharmacy or a major, big -box retailer that includes a <br />grocery store and pharmacy; monthly transportation to community/social events such <br />as mall trips, community theatre, bowling and organized tours; weekly exercise classes <br />(offered at times when most residents would be likely to attend); Notary Services <br />during regular business hours, and Twice monthly on-site social events (i.e. potluck <br />dinners, game night, sing -a -longs, movie nights, birthday parties, holiday celebrations, <br />etc.). <br />7. The Workforce Housing City Council Committee has reviewed the Project and <br />recommends approval. <br />
