PROPERTY DESCRIPTION <br /> BEING a tract of land situated in the Edward Burleson Survey, Abstract No. 63, in the City of <br /> San Marcos, Hays County, Texas and being a portion of a called 70.894 acre tract of land <br /> conveyed to Centerpoint Commons LLC recorded in Document No. 21016508, Official Public <br /> Records of Hays County, Texas (O.P.R.H.C.T.) and being more particularly described as <br /> follows: <br /> BEGINNING at a 1/2-inch iron rod found capped (stamped "Byrn")for the northwest corner of <br /> Transportation Way, a called 76 foot right-of-way, of ALTA Centerpoint Subdivision Block No. <br /> 1, an addition to the City of San Marcos recorded in Document No. 23000555, O.P.R.H.C.T., <br /> same being in the west line of said 70.894 acre tract, same being common with the east line <br /> of a called 92.95 acre tract of land conveyed to Eugene A. Jr. Herry, recorded in Volume 276, <br /> Page 322, O.P.R.H.C.T.; <br /> THENCE North 45050'35" West, along said common line, 742.83 feet to a 1/2-inch iron rod <br /> found capped (stamped "Bryn")for the northwest corner of said 70.894 acre tract, same being <br /> the northeast corner of said 92.95 acre tract, and same being in the south line of a called 200 <br /> foot Union Pacific railroad right-of-way recorded in Volume 41, Page 23, O.P.R.H.C.T.; <br /> THENCE North 46039'01" East, along the north line of said 70.894 acre tract, common with <br /> the south line of said railroad right-of-way, 1,033.96 feet to a 5/8-inch iron rod set capped <br /> (stamped "KHA"), from which a 1/2-inch iron rod found capped (stamped "Byrn") for the <br /> northeast corner of said 70.894 acre tract, same being the northwest corner of Lot 3, Block 1 <br /> of Centerpoint Storage, an addition to the City of San Marcos recorded in Document No. <br /> 220083947 O.P.R.H.C.T., bears North 46°39'01" East, 948.86 feet; <br /> THENCE South 43047'17" East, over and across said 70.894 acre tract, 734.44 feet to a 5/8- <br /> inch iron rod set capped (stamped "KHA"); <br /> THENCE South 46012'43" West, passing at 240.97 feet the northeast corner of said <br /> Transportation Way, and continuing with said north right-of-way line, 1,007.30 feet to the <br /> POINT OF BEGINNING and containing 753,570 square feet or 17.300 acres of land. <br />
