Page 7 of 11 <br />THENCE continuing with the northeast line of the 272.027 acre tract, same being the <br />southwest line of the 40.00 acre tract and the southwest line of a 117.47 acre tract <br />described in a deed of record in Volume 1685, Page 549 of the Official Public Records <br />of Hays County, Texas, the following two (2) courses and distances: <br />1. South 47009'51" East, a distance of 586.34 feet to a 15" cedar tree found at an <br />angle point in the common line of the 272.027 acre tract and the 117.47 acre <br />tract; <br />2. South 45°15'40" East, a distance of 130.55 feet to a 1/2" rebar with plastic <br />"Chaparral Boundary" cap found at an interior corner of the 272.027 acre tract; <br />THENCE North 45013'32" East, crossing the 117.47 acre tract, with the northeast line of <br />the 272.027 acre tract, a distance of 1273.67 feet to a 1/2" rebar found in the southwest <br />right-of-way line of McCarty Lane (right-of-way width varies); <br />THENCE continuing across the 117.47 acre tract, with the southwest right-of-way line of <br />McCarty Lane, same being the northeast line of the 272.027 acre tract, the following two <br />(2) courses and distances: <br />1. South 46057'23" East, a distance of 0.37 feet to a calculated point; <br />2. With a curve to the left, having a radius of 2550.00 feet, an arc length of 84.62 <br />feet, and a chord which bears South 47°57'46" East, a distance of 84.61 feet to a <br />1/2" rebar found; <br />THENCE South 45013'08" West, continuing across the 117.47 acre tract, with the <br />northeast line of the 272.027 acre tract, a distance of 1277.67 feet to a 1/2" rebar with <br />plastic "Chaparral Boundary" cap found at an angle point in the northeast line of the <br />272.027 acre tract, same being in the southwest line of the 117.47 acre tract; <br />THENCE with the northeast line of the 272.027 acre tract, same being the southwest <br />line of the 117.47 acre tract, the following two (2) courses and distances: <br />1. South 45015'40" East, a distance of 240.99 feet to a fence post found; <br />2. South 43°46'45" East, a distance of 418.48 feet to a fence post found at an east <br />corner of the 272.027 acre tract, same being the north corner of a tract of land <br />described in deed to Herold Abel, et ux., of record in Volume 542, Page 593 of <br />the Deed Records of Hays County, Texas; <br />THENCE South 44°30'03" West, with the southeast line of the 272.027 acre tract, same <br />being the northwest line of the said Abel tract, a distance of 1590.38 feet to a twin 6" <br />and 5" cedar tree found at the south corner of the 272.027 acre tract, same being the <br />west corner of the Abel tract, also being in the northeast line of a 425.38 acre tract <br />
