South 33052'16" East, a distance of 330.54 feet to the POINT OF <br />BEGINNING, containing 160.025 acres of land, more or less. <br />PART 2: <br />BEGINNING at corner fence post found at an angle point in the northeast line of the <br />said 272.027 acre tract, same being the south corner of Lot 21, Block 4, McCarty <br />Ranch, Phase One, a subdivision of record in Book 7, Page 233 of the Plat Records <br />of Hays County, Texas, also being the west corner of a 40.00 acre tract described in <br />a deed of record in Volume 1960, Page 545 of the Official Public Records of Hays <br />County, Texas; <br />THENCE with the northeast line of the 272.027 acre tract, same being the southwest <br />line of the said 40.00 acre tract, the following two (2) courses and distances: <br />1. South 46010'19" East, a distance of 485.00 feet to a 9" cedar tree found at an <br />angle point; <br />2. South 45°58'29" East, a distance of 680.33 feet to a 17" cedar tree found at <br />an angle point; <br />THENCE continuing with the northeast line of the 272.027 acre tract, same being the <br />southwest line of the 40.00 acre tract and the southwest line of a 117.47 acre tract <br />described in a deed of record in Volume 1685, Page 549 of the Official Public <br />Records of Hays County, Texas, the following two (2) courses and distances: <br />1. South 47°09'51" East, a distance of 586.34 feet to a 15" cedar tree found at <br />an angle point in the common line of the 272.027 acre tract and the 117.47 <br />acre tract; <br />2. South 45°15'40" East, a distance of 130.55 feet to a 1/2" rebar with plastic <br />"Chaparral Boundary" cap found at an angle point in the northeast line of the <br />272.027 acre tract; <br />THENCE North 45*1332" East, crossing the 117.47 acre tract, with the northeast line <br />of the 272.027 acre tract, a distance of 1273.67 feet to a 1/2" rebar found in the <br />southwest right-of-way line of McCarty Lane (right-of-way width varies); <br />THENCE continuing across the 117.47 acre tract, with the southwest right-of-way line <br />of McCarty Lane, same being the northeast line of the 272.027 acre tract, the <br />following two (2) courses and distances: <br />
