Page 2 of 13 <br />BEGINNING at a 1/2" rebar with plastic "Chaparral Boundary" cap found in the <br />southwest line of the said 1 acre tract, same being in the northwest right-of-way line of <br />F.M. 2439 (Hunter Road, right-of-way width varies), also being an east corner of a <br />160.033 acre tract described in a deed of record in Volume 3087, Page 318 of the <br />Official Public Records of Hays County, Texas; <br />THENCE with the common line of the 1 acre tract and the said 160.033 acre tract, the <br />following two (2) courses and distances: <br />1. North 45037'58" West, a distance of 135.66 feet to a 1/2" rebar with plastic <br />"Chaparral Boundary" cap found; <br />2. North 47030'18" East, a distance of 110.10 feet to a 1/2" rebar with plastic cap <br />found in the southwest line of the said 160 acre tract, same being a southeast <br />corner of the 160.033 acre tract; <br />THENCE with the common line of the 160.033 acre tract and the 160 acre tract, the <br />following two (2) courses and distances: <br />1. North 44027'35" West, a distance of 1086.59 feet to a 1/2" rebar with plastic <br />"RPLS 1753" cap found; <br />2. North 44°20'09" East, a distance of 855.91 feet to a 1/2" rebar found; <br />THENCE North 45'44'10" West, with the northeast line of the 160.033 acre tract, same <br />being the southwest line of the 160 acre tract and the southwest line of the said 70.00 <br />acre tract, a distance of 2299.15 feet to a 1/2" rebar with plastic "Chaparral Boundary" <br />cap found at the north corner of the 160.033 acre tract, same being an east corner of <br />the said 464.870 acre tract; <br />THENCE South 44°21'07" West, with the northwest line of the 160.033 acre tract, same <br />being the southeast line of the 464.870 acre tract, a distance of 1225.12 feet to a 1/2" <br />rebar with plastic "Chaparral Boundary" cap found at an angle point; <br />THENCE South 45°44'03" East, continuing with the northwest line of the 160.033 acre <br />tract, same being the southeast line of the 464.870 acre tract and the northeast line of <br />the said 5.00 acre tract, a distance of 801.48 feet to a 1/2" rebar found at the east <br />corner of the 5.00 acre tract, same being an angle point in the northwest line of the <br />160.033 acre tract; <br />
