1. Residential Development Standards within MU Base District <br />Single Family Detached Residential <br />(a) Purpose. The SF, Single Family, is intended for development of primarily detached, <br />single-family residences and customary accessory uses on lots of at least 4,000 <br />square feet in size. <br />(b) Authorized Uses. Permitted and conditional uses, as authorized in Table III-3, MU <br />Land Use Matrix. Accessory uses as authorized in this PDD. <br />(c) Additional Development Standards. See Table III-4, MU Land Use Development <br />Standards. <br />(d) Additional Area, Building and Height Requirements: <br />(1) Minimum Lot Area: <br />a. Internal: 4,000 square feet <br />b. Corner: 4,500 square feet <br />(2) Minimum Lot Width: <br />a. Internal: 40 feet <br />b. Corner: 45 feet <br />(e) Additional Requirements. See Table III-4. <br />Single Family Attached Residential & Townhome Residential <br />(a) Purpose. The TH, Townhouse Residential District, is intended for development of <br />attached single-family residences and associated uses as well as for development <br />on larger parcels of land of two-family, or more, townhouse units. <br />(b) Authorized Uses. Permitted and conditional uses, as authorized in Table III-3, MU <br />Land Use Matrix. Accessory uses as authorized in this PDD. <br />(c) Additional Development Standards. See Table II I-4. <br />(d) Additional Area, Building and Height Requirements: <br />(1) Minimum Lot Area: <br />a. Internal: 2,500 square feet <br />b. Corner: 3,500 square feet <br />(2) Minimum Lot Width: <br />a. Internal: 25 feet <br />b. All other uses: 35 feet <br />(3) Minimum Lot Frontage: <br />a. Internal: 25 feet <br />b. All other uses: 35 feet <br />(4) Minimum Rear Yard: Zero feet when abutting townhouses on the rear; ten feet <br />when abutting an alley or service drive, or property not zoned for townhouse <br />usage <br />(5) Minimum Side Yard, Interior: <br />a. Corner. Common Wall. Zero feet <br />b. District Boundary. Exterior Wall: five feet <br />(e) Additional Requirements. See Table III-4. <br />-46- <br />
