(a) Purpose. The NC/CC, Neighborhood Commercial/Community Center, is <br />established to provide low intensity office, retail and service facilities for the local <br />neighborhood area. These uses should be compatible with residential uses in the <br />neighborhood. Unless otherwise approved by the HOA, businesses should <br />generally close by 11:00 p.m. Businesses shall use landscaping and other buffering <br />techniques to minimize their impact on the adjacent uses. Equipment such as <br />dumpsters and storage units shall be located away from residential uses and be <br />screened. <br />(b) Authorized Uses. Permitted and conditional uses, as authorized in Table III-3, MU <br />Land Use Matrix. Accessory uses as per this PDD. <br />(c) Additional Development Standards. See Table III-4, MU Land Use Development <br />Standards. <br />(d) Additional Area, Building and Height Requirements: <br />(1) Minimum Lot Area: <br />a. Internal: 6,000 square feet <br />b. Corner: 7,500 square feet <br />(2) Minimum Lot Frontage: <br />a. Internal: 50 feet <br />b. Corner: 60 feet <br />(3) Minimum Rear Yard: Five feet, with an additional two feet required for each <br />story above 24 feet, up to a maximum setback of 25 feet; there shall be no <br />encroachment or overhangs into this required rear yard. <br />(e) Additional Requirements. See Table III-4. <br />(f) Accessory Uses for winery: uses related to the production, storage, and sale of <br />wine, including, but not limited to, a winery visitor center, facilities for the retail sale <br />of wines and wine -related items, catering shops, cafes / restaurants, offices, <br />laboratories, bottling facilities, equipment maintenance shops, wine storage <br />facilities, and commercial scales and commercial grape sampling facilities. <br />(g) Lighting Standards. All commercial site plans within the MU tract shall have <br />photometric plans designed in accordance with Environmental Performance Zone <br />E-3. <br />-48- <br />
