Applicants should ensure that they have obtained a copy of the design guidelines <br />contained within the CC&R. This will assist the developer in achieving a quality project <br />consistent with the Paso Robles PDD. <br />Upon determination by the Planning Director that a PDD non-residential site plan <br />complies with the provisions of the Paso Robles PDD, City staff shall issue the building <br />permits in accordance with the approved non-residential site plan. <br />Major, non-exempt, amendments to the Conceptual Land Use Plan and the PDD <br />Standards may be accomplished as necessary in the same manner it was adopted - by <br />ordinance. Said amendment(s) shall not require a concurrent City Comprehensive Plan <br />amendment unless it is determined by City staff that the proposed item would <br />substantially affect the Comprehensive Plan goals, objectives, policies or programs. <br />Brush Removal: Owners may mechanically remove brush without material soil surface <br />disruption prior to receiving approval of plats in order to determine the location of roads, <br />lots, utilities and drainage areas with regard to preservation of environmental features. <br />Prior to initiating any land disturbance the owner shall notify the Development Services <br />Permit Center and insure all necessary erosion and sedimentation control measures are <br />in place. Prior to plat approval, Owners may neither remove any tree (other than cedar <br />trees) with a trunk having a diameter greater than four (4) inches measured four (4) feet <br />above the base (ground elevation) of the tree, nor materially alter the existing drainage <br />patterns prior to receiving City approval of Preliminary Plat. Owners shall ensure that as <br />much area as possible is left undisturbed for as long as reasonably possible. Provided, <br />however, Owners may relocate / transplant trees on the Property at any time. <br />-75- <br />
