Zoning Map Amendment request for 1.6 acres <br />Project/Proposal Title: in various locations generally along Lancaster St. and its <br />intersecting cul-de-sacs, from "PUD" to "R-2" Single-family Dwelling District. <br />Action Required by City Council: Approval or Denial <br />Project/Proposal Summary: <br />Victoria Bank & Trust has applied to change 1.6 acres, <br />consisting of Lots 11, 12, 21, 22 of Block B, Parklane <br />Garden Homes, Phase 1, Revised, and Lots 45-58 of Block A, <br />Sunridge PUD, from "PUD" to IIR-211 Single-family Dwelling <br />District. <br />Most of this existing PUD is being converted into single- <br />family zoning and is being replatted into larger building <br />lots. The lots that will be created by the replat of the <br />lots comprising this zoning change do meet lot width, lot <br />size, and density requirements of the R-1 district, but are <br />slightly less than the 100 feet lot depth required in R-1 <br />districts. They easily meet the 90 feet lot depth required <br />in R-2 zoning districts. <br />Although R-2 zoning is classified as a medium density <br />district, the actual density of these lots as replatted will <br />be well within the six dwelling units per acre limitation of <br />the existing Low Density Residential land use designation. <br />No responses were received. The Zoning Commission <br />unanimously (5-0) recommends that this request be approved. <br />12192 <br />
