ORDINANCE N0.2008-12 <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF SAN <br />MAROCS, TEXAS, APPROVING AN AMENDMENT TO THE FUTURE <br />LAND USE MAP FROM "LDR" LOVU DENSITY RESIDENTIAL TO "MDR" <br />MEDIUM DENSITY RESIDENTIAL, FORA 0.156 ACRE, MORE OR LESS, <br />TRACT OF LAND LOCATED AT 606 AND 608 MCARTHUR; FOR <br />AMENDING THE OFFICIAL ZONING MAP OF THE CITY BY REZONING <br />THIS TRACT FROM "SF-4.5" SINGLE FAMILY RESIDENTIAL DISTRICT <br />TO "DR" DUPLEX RESIDENTIAL DISTRICT; INCLUDING PROCEDURAL <br />PROVISIONS; AND PROVIDING FOR PENALTIES. <br />RECITALS <br />1. On March 11, 2008, the City Planning and Zoning Commission of the City of San <br />Marcos held public hearings regarding a request to change the Future Land Use Map of the San <br />Marcos Horizons City 1~laster Plan from "LDR" Low Density Residential to "MDR" Medium <br />Density Residential and a concurrent request to change the zoning from "SF-4.5" Single-Family <br />Residential District to "DR" Duplex Residential District fora 0.156 acre (6,785 square feet), <br />more or less, tract of land located on Lot 15, Block 3, Victory Gardens Subdivision, at 606 and <br />608 McArthur. <br />2. Subsequent to the public hearings on that date, the Planning and Zoning Commission <br />considered and voted to approve the requests on March 11, 2007, and recommended that the <br />requests be approved by the City Council. <br />3. The City Council held a public hearing on April 1, 2008, regarding the requests. <br />4. All requirements of Chapter 1, Development Procedures, of the City Land <br />Development Code pertaining to Future Land Use Map Amendments and Zoning Map <br />amendments have been met. <br />5. The City Council hereby finds and determines that the adoption of the following <br />ordinance is in the interest of the public health, morals, welfare and safety. <br />BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, <br />TEXAS: <br />SECTION 1. The Future Land Use Plan of the San Marcos Horizons City Master Plan is <br />revised to change the future land use designation from "LDR" Low Density Residential to <br />"MDR" Medium Density Residential for: <br />Street address: 606 and 608 McArthur <br />Size: 0.156 acres (6,785 square feet), more or less <br />
