<br />occupied and maintained, crossing said McCarty Lane, to a fence post found in the
<br />general line of a fence marking the existing southwesterly right-of-way line of McCarty
<br />Lane as occupied and maintained, at a corner of the southerly remainder of said 136.3
<br />acre Edmund Jaster Hays County Partnership tract, and the most northerly corner of the
<br />southerly remainder of said 1.67 acre Ellen M. Jaster tract, for the most southerly
<br />corner of the herein described tract of land, from which, a 1/2 inch iron rod found
<br />bears North 46029121" East, a distance of 0.51 feet;

<br />a fence marking the existing southwesterly right-of-way line of McCarty Lane as
<br />occupied and maintained, and a northeasterly line of the southerly remainder of said
<br />136.3 acre Edmund Jaster Hays County Partnership tract, to a fence post found for an
<br />angle point hereof;

<br />the most northerly corner of the southerly remainder of said 136.3 acre Edmund Jaster

<br />line of McCarty Lane as occupied and maintained, for a corner;

<br />the most easterly corner of a 6.11 acre tract of land conveyed to Lower Colorado River
<br />Authority by deed recorded in Volume 247, Page 378 of the Deed Records of Hays County,
<br />Texas, for a corner, from which, a 5/8 inch iron rod with MWM cap set at the
<br />intersection of the future southwesterly right-of-way line of McCarty Lane and a
<br />southeasterly line of said 6.11 acre Lower Colorado River Authority tract bears South
<br />43°44'44" West, a distance of 60.00 feet, and South 73041144" West, a distance of 78.41
<br />feet;
<br />10) THENCE, North 46°05'16" West, a distance of 76.00 feet, with the southwesterly
<br />right-of-way line of McCarty Lane and a northeasterly line of said 6.11 acre Lower
<br />Colorado River Authority tract, to a fence post hole found at a corner in the
<br />existing southwesterly right-of-way line of McCarty Lane, same being the most
<br />northerly corner of said LCRA tract, from which, a 1/2 inch iron rod with cap
<br />marked "RPLS 5209" found bears South 85°10'10" West, a distance of 1.22 feet;
<br />11) THENCE, North 45°02'20" East, a distance of 37.14 feet, leaving the southwesterly
<br />right-of-way line of McCarty Lane, crossing said McCarty Lane to the Point of Beginning
<br />and containing an area of 0.631 of one acre of land, more or less.
