<br />0.620 OF ONE ACRE OF LAND BEING MORE PARTICULARLY DESCRIBED BY METES
<br />AND BOUNDS AS FOLLOWS AND AS SHOWN ON THE ATTACHED SKETCH:
<br />BEGINNING at a 5/8 inch iron rod with cap marked "MWM" set in the proposed curving
<br />southwesterly right-of-way line of McCarty Lane (R.O.W. varies), same being in a
<br />southeasterly line of said Edmund Jaster Hays County Partnership tract and in the
<br />northwesterly line of the 63.00 acre tract conveyed to Martina C. Perez by deed
<br />recorded in Volume 359, Page 282 of the Deed Records of Hays County, Texas, for
<br />the Point of Beginning and the most easterly corner of the herein described tract
<br />of land having Texas State Plane coordinate (South Central Zone, NAD 83(93)HARN,
<br />U.S. feet, Combined Scale Factor of 1.00012) values of N=13850147.56,
<br />E=2298546.42, same also being South 44°08'01" West, a distance of 61.96 feet from
<br />a fence post found in the existing southwesterly right-of-way line of McCarty Lane
<br />(R.O.W. varies) as occupied and maintained at the most easterly corner of the
<br />southerly remainder of said Edmund Jaster Hays County Partnership tract;
<br />1) THENCE, South 44°08'01" West, a distance of 26.13 feet, leaving the
<br />proposed southwesterly right-of-way line of McCarty Lane, with the southeasterly
<br />line of said Edmund Jaster Hays County Partnership tract and the northwesterly
<br />line of said Perez tract, to a calculated point at the point of curvature of a
<br />non-tangent circular curve to the right, for the most southerly corner of the
<br />herein described tract of land, same being North 44°08'01" East, a distance of
<br />1886.94 feet from a calculated point at the most southerly corner of said Edmund
<br />Jaster Hays County Partnership tract and the most westerly corner of said Perez
<br />tract;
<br />2) THENCE, leaving a southeasterly line of said Edmund Jaster Hays County
<br />Partnership tract and the northwesterly line of said Perez tract and crossing said
<br />Edmund Jaster Hays County Partnership tract, along said curve to the right of
<br />1753.00 feet radius, an arc distance of 506.99 feet, having an angle of
<br />intersection of 16°34'15" (the long chord of said curve bears North 54°21'26"
<br />West, a distance of 505.23 feet), to a calculated point for the point of tangency;
<br />3) THENCE, North 46°04'19" West, a distance of 574.32 feet, to a calculated
<br />point in a northwesterly line of said Edmund Jaster Hays County Partnership tract,
<br />same being in a southeasterly line of the 6.11 acre tract conveyed to the Lower
<br />Colorado River Authority by deed recorded in Volume 247, Page 378 of the Deed
<br />Records of Hays County, Texas, for the most westerly corner of the herein
<br />described tract of land;
<br />4) THENCE, North 43°44'44" East, a distance of 13.06 feet, with
<br />northwesterly line of said Edmund Jaster Hays County Partnership tract and
<br />southeasterly line of said LCRA tract, to a calculated point, for a corner;
<br />5) THENCE, North 73°41'44" East, a distance of 13.75 feet, to a 5/8 inch iron
<br />rod with MWM cap set in the proposed southwesterly right-of-way line of McCarty
<br />Lane, for a corner;
