Section 11. Vent Airlines, Incorporated's Compliance with Caroline Aviation, L.L.C.'s <br />Obligations. Vent Airlines, Incorporated agrees to comply with all obligations of Caroline Aviation, <br />L.L.C. in the Lease with respect to the following: <br />Placing or keeping anything on the Facility or use of the Facility for any purpose <br />which increases the insurance premium cost or invalidates any insurance policy <br />carried on the Facility. <br />2. Risk of loss and damage for all property kept, stored or maintained by it within the <br />Facility. <br />Use of the Facility in any manner that results in waste of the Facility or constitutes a <br />nuisance, or violates any statute, ordinance, rule or regulation that applies to the <br />Facility. <br />4. Keeping the Property, including ramps, signs, sidewalks, service ways, and loading <br />areas adjacent to the Property, neat, clean, and free from dirt and trash at all times. <br />5. Storage of all equipment, materials and supplies related to Vent Airlines, <br />Incorporated's activities. Outside storage is specifically prohibited without the <br />advance written consent of the Caroline Aviation, L.L.C. and the City. <br />6. Maintenance of the Facility in good and clean condition. <br />7. Compliance with all governmental laws, ordinances and regulations that apply to the <br />business operations on the Facility. <br />Securing the prior written consent of the City for any alterations, additions, or <br />improvements to the Facility. Vent Airlines, Incorporated acknowledges and <br />agrees that all improvements, alterations, additions and fixtures which are made <br />or installed in or on the Facility shall remain upon and be surrendered with the <br />Facility upon any termination of this Agreement, unless the City or Caroline <br />Aviation, L.L.C. requests their removal, in which event Vent Airlines, <br />Incorporated shall remove them and restore the Facility at Vent Airlines, <br />Incorporated's expense. All improvements which can be disassembled and <br />moved to another location shall be removed by Vent Airlines, Incorporated <br />upon expiration or within 15 days of any termination of this Agreement. <br />9. Ensuring that no lien or similar obligation is imposed upon the Property for any <br />alteration, repair, labor performed or materials furnished to the Property or Facility, <br />and immediately discharging any lien or charge after the lien occurs or charges <br />become due and payable. <br />10. Securing the prior written consent of the City for any of the following: 1) any <br />changes to the Facility; 2) installing any exterior lighting, shades or awnings, or any
