HISTORIC DESIGNATION ALTERNATIVES <br />Below are a selection of alternatives to traditional local, state, and national Historic districts with a <br />summary of how they work. <br />Authority San Marcos Development <br />Code <br />Administrator City Council <br />Resource Types Local Zoning District <br />Eligibility <br />Regulations <br />Benefits <br />Well -planned areas with <br />utilities and infrastructure <br />capable of supporting <br />increased development in <br />a walkable and mixed -use <br />environment. <br />Specific land uses are limited <br />or conditional, specific to <br />each individual character <br />district. <br />Preserve, protect, and <br />enhance the character of <br />established neighborhoods <br />of various types regardless of <br />their eligibility for designation <br />as a historic district. <br />Local Ordinance <br />City Council <br />Local Zoning District <br />Varies by municipality; <br />generally, an established <br />neighborhood with a distinct <br />character. <br />Commonly regulate design <br />elements like lot size, <br />building height, setbacks, <br />and streetscape. <br />Maintains the character of <br />established neighborhoods <br />of various types regardless of <br />their eligibility for designation <br />as a historic district; often <br />seen as a counterpart to <br />historic preservation. <br />San Marcos Development <br />Code <br />City Council <br />Local Zoning Overlay District <br />Major transportation corridor. <br />Driveway standards and <br />frontage types dictating <br />allowable uses, setbacks, <br />parking, and pedestrian <br />access. <br />Highway Corridor —enhances <br />economic value of the City <br />by maintaining attractiveness <br />of designated tourism and <br />trade roads.
