• <br />• <br />• <br />Part 4. Development Standards <br />4.01. Landscape Requirements. The Project Site shall contain a minimum of twelve <br />percent (12 %) landscaping; this is twenty percent (20 %) greater than required by code <br />for commercial development. The landscaping may be achieved by providing private <br />and public open spaces within the Project Site, streetscape planting and /or landscape <br />planters. The location of the required landscaping shall be as indicated on the attached <br />Concept Plan. All efforts will be made to preserve protected trees indicated on the <br />attached tree survey. However, trees removed will be mitigated in accordance with <br />LDC requirements. In addition, street trees and parking area tree numbers and <br />placement shall be per LDC requirements. All landscaping and street trees will be <br />maintained by the property owner. <br />Required Landscaping- <br />Proposed Landscaping <br />Retail and Commercial Uses: 10% <br />Office and Professional Uses: 15% <br />12% <br />4.02. Parking Requirements. This project will be a pedestrian oriented commercial, <br />retail, office and residential development. This project is proposing 151 overall off - street <br />parking spaces.
