<br />Bottom land which if not environmentally sensitive it is very scenic and should be <br />preserved. The City of San Marcos does not currently have any parks in close proximity <br />to the Blanco River. <br /> <br />The acquisition of this property will preserve approximately 97.16::J: acres of Pecan <br />Bottom land that is currently zoned for commercial and multi-family development. The <br />acquisition of this property will also provide an exceptionally scenic regional park for a <br />county that is experiencing intense development. This property is located directly on the <br />Blanco River about 400 feet east of IH35. Summarily, preservation of this property <br />preserves much needed threatened and/or endangered species habitat, will help maintain <br />water quality/quantity for surface, and will preserve a very beautiful portion of our <br />rapidly diminishing Pecan Bottom lands. The Blanco River is a major tributary to the <br />Guadalupe River. <br /> <br />The City of San Marcos is coordinating the development of this property and the system <br />of trails and access points within the park, with the planned extension of Hays County <br />Hike and Bike Trails System. <br /> <br />2. DESCRIPTION OF THE ENVIRONMENT!: <br /> <br />A. Land Use. This Project site is located in the northeastern section of the City of San <br />Marcos. The Project site is an approximately 97.16::J: acre tract. The property is currently <br />undeveloped and used for the native pecans found in the Pecan Bottom land, but is zoned <br />for multi-family and commercial use. Surrounding land uses include IH35, commercial, <br />residential, and ranchland. <br /> <br />B. Wildlife.
