Access. The site is currently undeveloped, but is adjacent to an undeveloped <br />potentially high density commercial area due to its proximity to IH35. The proposed <br />subdivision streets (River Ridge and Market Boulevard) will dead-ends into the proposed <br />site. There are some vehicle trails, which will in all likelihood, be developed as the main <br />pedestrian and community entrances and main trail heads to the project. The purchase of <br />Lot 4 is contingent with the seller providing a street access through adjoining property to <br />the IH35 frontage road. Vehicles will be able to park at Lot4 and/or 3 with planned trails <br />and trailheads connecting the parking lots and buildings to all parts of the Project site. <br />Secondary access will be developed on other portions of the property to connect with <br />proposed trails extending to and away from San Marcos and deeper into Hays County. <br /> <br />3. ENVIRONMENTAL IMP ACTS OF PROPOSED PROJECT. <br /> <br />The development of the Blanco River Park Preserve will have positive effects in every <br />category. This is a minimal impact project that preserves a section of the Blackland <br />praire and Pecan bottomland in perpetuity for the public use, enjoyment, and education. <br /> <br />Development as planned for the park will cause increased traffic to the area, increased <br />foot/bike traffic and impacts related to this use, which can include litter, disturbance of <br />flora and fauna.
