<br />BEING ALL OF THAT CERTAIN TRACT OR PARCEL OF LAND OUT OF
<br />.A.~D APART OF THE BARNETT O. KANE SURVEY ABSTRACT NO. 281,
<br />SI.TUATED IN HAYS COUNTY, TEXAS, SAID TRACT OF LAND BEING
<br />MORE PARTICULARLY DESCRIBED AS BEING OUT OF AND A PART OF
<br />THAT CERTAIN TRACT OF LAND CONVEYED TO RIO MARC
<br />DEVELOPMENT LTD. IN VOLUME 1886, PAGE 162 OF THE OFFICIAL
<br />RECORDS OF HAYS COUNTY, TEXAS, SAID TRACT BEING 12.860 ACRES
<br />OF LAND MORE FULLY DESCRIBED BY METES AND BOUNDS AS
<br />FOLLOWS:

<br />BEGINNING, at an iron pin found at the northwest comer of said Rio Marc tract, being
<br />also at the southwest corner of that certain tract of land conveyed to Russek and Rubbins
<br />Joint Venture in Volume 560, Page 3960 of the Official Records of Hays County, Texas,
<br />said iron pin found being also in the easterly right-of-way line of State Highway 123, an
<br />existing 130-foot wide right-of-way, for the northwest corner and the POINT OF
<br />BEGINNING ofthe herein described 12.860 acre tract ofland,
<br />
<br />THENCE, with the south line of said Russek and Rubbins tract, being also the north line
<br />of said Rio Marc tract, ~_42~Q-~_'}~"E, a distance of 661:~Jfeet to an iron pin found at the
<br />most westerly corner of that certain tract ofland conveyed to James E, Braden et ux Trust
<br />in Volume 1494, Page 337 of the Official Records of Hays County, Texas, for the north
<br />corner of the herein described tract,
<br />
<br />THENCE, with the south line of said James E, Braden tract, being also the north line of
<br />said Rio Marc tract, the following three (3) courses and distances numbered 1 through 3,
<br />1. S41 019'21 "E, a distance of 660.23 feet to an iron pin found,
<br />2. S 19054' 48"E, a distance of 1 08.27 feet to an iron pin found, and
<br />3. S58°12'23"E, a distance of 76.00 feet to a point, for the northeast corner of the
<br />herein described tract,

<br />THENCE, crossing said Rio Marc tract, the following six (6) courses and distances
<br />numbered 1 through 6,
<br />
<br />1. With a curve to left having a radius of 500.00 feet, an arc length of 562.56 feet
<br />and whose chord bears S08°48'24"E, a distance of 533.35 feet to a point,
<br />2. S50043' 12"W, a distance of 119.58 feet to a point,
<br />3. With a curve to the right having a radius of 585.00 feet, an arc length of 73.91 feet
<br />and whose chord bears N48°11 '31 "w, a distance of73.86 feet to a point,
<br />4. N44°34'22"W, a distance of 647.47 feet to a point,
<br />5. With a curve to left having a radius of 415.00 feet, an arc length of 292.30 feet
<br />and whose chord bears N64°45'02"W, a distance of 286.29feet to a point, and
<br />6. N84°55'41"W, a distance of 272.43 feet to a point at the east right-of-way line of
<br />said State Highway 123, for the southwest corner of the herein described tract,
