<br />Company 17.049 acre tract of land, as fenced, N 48 degrees <br />23' 35" W, 834.30 feet to an iron rod at base of a fence <br />corner post at the most southerly corner of that certain tract <br />of land conveyed to Teodoso Munoz III by deed recorded in Volume <br />241, Page 61 of the Deed Records of Hays County, Texas. <br /> <br />THENCE with the southeast line of the Munoz III tract of land <br />and the northwest line of the Lemens Finance Company 17.049 acre <br />tract of land, as fenced, N 33 degrees 09' 25" E, 147.70 feet to <br />an iron rod at the base of a fence corner post at the most <br />easterly corner of the said Munoz III tract of land and a <br />re-entrant corner of the said 17.049 acre tract of land, for a <br />re-entrant corner of this tract; <br /> <br />THENCE with the northeast line of the Munoz III tract of land <br />and the southwest line of the Lemens Finance Company 17.049 acre <br />tract of land, N 54 degrees 371 40"W, 114.78 feet to an iron rod <br />in the curving southeast R.O.W. of Interstate Highway No. 35 at <br />the most northerly corner of the Munoz III tract and a corner of <br />the said 17.049 acre tract of land, for a corner of this tract; <br /> <br />THENCE with the southeast R.O.W. line of Interstate Highway No. <br />35 along a curve to the right of which the radius is 1145.92 <br />feet, the arc distance is 360.60 feet and the chord bears N 50 <br />degrees 29' 30" E, 359.11 feet to a concrete monument at a point <br />of reverse curve at an angle point of the said 17.049 acre <br />tract, for an angle point in this tract; <br /> <br />THENCE continuing with the southeast R.O.W. line of Interstate <br />Highway No. 35 along said curve to the left of which the radius <br />is 572.96 feet, the arc distance is 323.48 feet, and the <br />sub-chord bears N 45 degrees 01' E, 319.20 feet to an iron rod <br />at the most northerly corner of the Lemens Finance Company <br />17.049 acre tract of land, for the most northerly corner of this <br />tract; <br /> <br />THENCE with the northeast line of the Lemens Finance Company <br />17.049 acre tract of land, S 49 degrees 06' 20" E, 910.39 feet <br />to the PLACE OF BEGINNING, containing 17.089 acres of land, save <br />and except 0.054 acre tract of land, said tract being more <br />particularly described by metes and bounds as follows: <br /> <br />BEGINNING at a fence corner post at the most northerly corner of <br />that certain 0.056 acre tract of land conveyed to United Gas <br />Pipe Line Co. by deed recorded in Volume 190, Page 379 of the <br />Deed Records of Hays County, Texas, for the most northerly <br />corner of the tract herein described and from which the most <br />northerly corner of the Lemens Finance Company 17.049 acre tract <br />of land bears N 40 degrees 35' W, 199.88 feet; <br /> <br />THENCE with the northeast line of the said 0.056 acre tract of <br />land, as fenced, S 41 degrees 14' 20" E, 59.41 feet to a fence <br />corner post at the most easterly corner of the said 0.056 acre <br />tract of land, for the most easterly corner of this tract; <br /> <br />THENCE with the southeast line of the said 0.056 acre tract of <br />land as fenced, S 41 degrees 411 20" W, 39.50 feet to a fence <br />corner post at the most southerly corner of the said 0.056 acre <br />tract of land, for the most southerly corner of this tract; <br /> <br />THENCE with the southwest line of the 0.056 acre tract of land <br />as fenced, N 41 degrees 111 45" \'J, 59.44 feet to a fence corner <br />post at the most westerly corner of the said 0.056 acre tract of <br />land, for the most westerly corner of this tract; <br /> <br />THENCE N 41 degrees 44' E, 39.46 feet to the PLACE OF BEGINNING, <br />containing 0.054 acre of land, being a total of 17.089 save and <br />except 0.054 acre for a net total of 17.035 acres of land. <br /> <br />SECTION 2. That this Ordinance shall be in effect ten (10) days <br />from and after its passage and after it has been subject to <br />reconsideration by the Council at its next regular meeting following <br />its passage, and providing that the Council did not vote to reconsider <br />it. If reconsidered on July 13, 1987, it shall be in effect ten <br />days from and after its passage on that date if approved. It shall not <br />go into effect if denied.
