207 STATE OF TEXAS SPECIAL WARRANTY DEED COUNTY OF HAYS KNOW ALL PERSONS BY THESE PRESENTS THAT: The City of San Marcos, Texas, a municipal corporation of the Counties of Hays and Caldwell and State of Texas, existing by and under the laws of the State of Texas, for and in consideration of the dedication of a 14.5 acre easement to said City and other good and valuable consideration to the undersigned provided by the Grantee herein named, the receipt of which is hereby acknowledged, has GRANTED, BARGAINED AND CONVEYED, and by these presents does GRANT, BARGAIN, AND CONVEY to River Ridge Joint Venture, 114 West 7th Street, Suite 100, Austin, Travis County, Texas, all of the City's right, title and interest in and to the following described real property in Hays County, Texas, to-wit: PART 1: DESCRIPTION OF 17,750 SQUARE FEET, MORE OR LESS, OF LAND AREA BEING A PORTION OF LOT 14 IN THE RIVER RIDGE SUBDIVISION, CITY OF SAN MARCOS, HAYS COUNTY, TEXAS, AS RECORDED IN VOLUME 4, PAGES 212-218 OF THE HAYS COUNTY PLAT RECORDS, SAME BEING A PORTION OF THAT EASEMENT DESCRIBED AS TRACT ONE IN A DEED FROM BUTLER MANUFACTURING COMPANY TO THE CITY OF SAN MARCOS DATED MAY 20,1980 AND RECORDED IN VOLUME 342, PAGE 599 OF THE HAYS COUNTY DEED RECORDS. COMMENCING at the east corner of lot 14, being the intersection of the northwest line of Interstate Highway No. 35 and the southwest line of Market Blvd. a public street shown on the aforereferenced plat of River Ridge Subdivision. THENCE with the common line of lot 14 and Market Blvd. N 65 degrees 30'24"W 15.00 ~et to the intersection of this line and the southeast line of "Tract One" for the east corner and the PLACE OF BEGINNING of this tract. THENCE crossing t'Tract One" with a curve for the common line of lot 14 and River Ridge Parkway having the following characteristics Delta = 01 degrees 54'00", Radius = 609.31 feet, Arc length = 20.21, and Chord which bears N59 degrees 58' 24"W 20.20 feet to the intersection of this line with the northwest line of "Tract One".
