208 STATE OF TEXAS SPECIAL WARRANTY DEED COUNTY OF HAYS KNOW ALL PERSONS BY THESE PRESENTS THAT: The City of San Marcos, Texas, a municipal corporation of the Counties of Hays and Caldwell and State of Texas, existing by and under the laws of the State of Texas, for and in consideration of the dedication of a 14.5 acre easement to said City and other good and valuable consideration to the undersigned provided by the Grantee herein named, the receipt of which is hereby acknowledged, has GRANTED, BARGAINED AND CONVEYED, and by these presents does GRANT, BARGAIN AND CONVEY to Charles D. Nash, Jr., P.O. Box 1007, San Marcos, Hays County, Texas, all of the City's right, title and interest in and to the following described real property in Hays County, Texas, to-wit: DESCRIPTION OF 18,100 SQUARE FEET, MORE OR LESS, OF LAND AND BEING A PORTION OF LOT 19 IN THE RIVER RIDGE SUBDIVISION, CITY OF SAN MARCOS, HAYS COUNTY, TEXAS, AS RECORDED IN VOLUME 4, PAGE 212-218 OF THE HAYS COUNTY PLAT RECORDS, SAME BEING A PORTION OF THAT EASEMENT DESCRIBED AS TRACT ONE IN A DEED FROM BUTLER MANUFACTURING COMPANY TO THE CITY OF SAN MARCOS DATED MAY 20, 1980 AND RECORDED IN VOLUME 342, PAGE 599 OF THE HAYS COUNTY DEED RECORDS. COMMENCING at the most southerly west corner of lot 19 same being in the southeast line of lot 23 of the River Ridge Subdivision. THENCE with the common line of lot 19 and lot 23 N38 degrees 38'47"E 132.37 feet to a point at the intersection of the southeast line of the aforereferenced "Tract One" and this common lot line for the north corner and PLACE OF BEGINNING of this tract. THENCE leaving the PLACE OF BEGINNING and continuing with said common lot line and crossing "Tract One" N38 degrees 38'47"E 175.83 feet to a point at the intersection of the northwest line of "Tract One" and this common lot line. THENCE crossing lot 19 with the northwest the following two courses: line of "Tract One" 1 . 2. ~45 degrees 12'OO"E 738.57 feet to an angle point; N38 degrees l1'OO"E 77.45 feet to a point at the intersection of this northwest line and the common line of lot 19 and River Ridge Parkway, a public street shown on the plat of River Ridge Subdivision. THENCE crossing "Tract One" with a curve for the common line of River Ridge Parkway and lot 19, having the following characteristics: Delta = 01 degrees 37'4011, Radius = 709.31 feet, Arc length = 20.15 feet and Chord which bears S58 degrees 49'OltlE 20.15 feet to a point at the intersection of this common line with the southeast line of IITract One".
