<br />228 <br /> <br />RESOLUTION 1987-106R <br /> <br />A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF SAN <br />MARCOS, TEXAS, ~IENDING THE FUTURE LAND USE PLAN (MAP) <br />OF THE MASTER PLAN OF SAID CITY, FOR 0.726 ACRES <br />OUT OF THE J. M. VERAMENDI LEAGUE NO. TWO ALSO BEING A <br />PORTION OF A 2.975 ACRE TRACT RECORDED IN VOLUME 298, <br />PAGE 130 OF THE HAYS COUNTY, TEXAS DEED RECORDS, SAN <br />MARCOS, TEXAS, LOCATED AT THE SOUTHWEST CORNER OF LOOP <br />82 AND WARDEN LANE FROM HIGH DENSITY RESIDENTIAL TO <br />COMMERCIAL; AND DECLARING AN EFFECTIVE DATE. <br /> <br />WHEREAS, on June 16, 1987, the Joint Planning and Zoning <br />Commissions of the City of San Marcos held a public hearing regarding <br />a request to amend the Future Land Use Plan (Map) of the Master <br />Plan from High Density Residential to Commercial of 0.726 acres <br />out of the J.M. Veramendi League No. Two also being a portion of a <br />2.975 acre tract, located at the Southwest corner of Loop 82 and <br />Warden Lane, Hays County, Texas; and, <br /> <br />~~HEREAS , <br />Commissions <br />voted to <br />such request <br /> <br />subsequent to said public hearing on said date, said <br />did, on June 16,1987, consider said request and <br />approve the same and have recommended that <br />be approved by the City Council of said City; and, <br /> <br />WHEREAS, said City Council held a public hearing on the <br />of August, 1987, regarding such request; and, <br /> <br />24 <br /> <br />day <br /> <br />WHEREAS, all requirements <br />amendments have been met; and, <br /> <br />of <br /> <br />the <br /> <br />Master <br /> <br />Plan <br /> <br />pertaining <br /> <br />to <br /> <br />WHEREAS, said City Council hereby finds and determines that the <br />adoption of the following resolution is in the interest of the public <br />health, morals, welfare and safety; now, therefore, <br /> <br />BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF <br /> <br />SAN <br /> <br />MARCOS, <br /> <br />TEXAS: <br /> <br />PART 1. That the following described tract of real property <br />located at the southwest corner of Loop 82 and Warden Lane, San Marcos, <br />Hays County, Texas, which is in an area shown on the Future Land <br />Use Plan (Map) of the Master Plan of the City of San Marcos as <br />High Density Residential shall be shown on said map as Commercial: <br /> <br />FIELD NOTES FOR 0.726 ACRES OUT OF THE J. M. VERAMENDI LEAGUE <br />NO. TWO ALSO BEING A PORTION OF A 2.975 AC~E TRACT RECORDED <br />IN VOLUME 298, PAGE 130 OF THE HAYS COUNTY, TEXAS DEED <br />RECORDS, SAID 0.726 ACRE TRACT BEING MORE PARTICULARLY DESCRIBED <br />BY METES AND ROUNDS AS FOLLOWS: <br /> <br />BEGINNING at a point on the South R.O.N. of U.S. Highway 81 <br />(Loop 82), said point being the North common corner of said <br />2.975 acre tract and a 2904 square foot tract recorded in Volume <br />244, Page 515 of the Hays County, Texas Deed Records for the <br />Northwest corner of this tract and the POINT OF BEGINNING. <br /> <br />THENCE N. 86 degrees 36' E., 309.07 feet to the intersection of <br />the South R.O.N. of U.S. Highway 81 and Warden Lane, said point <br />also being the Northeast corner of said 2.975 acre tract and <br />this tract. <br /> <br />THENCE S. 46 degrees 09' E. with the Nest R.O.N. of Warden Lane <br />59.50 feet for the most Easterly corner of this tract. <br /> <br />THENCE through the interior of said 2.975 acre tract, the <br />following five (5) courses: <br /> <br />1) S. 41 degrees <br />2) S. 48 degrees <br />3) S. 41 degrees <br />4) S. 87 degrees <br />5) S. 44 degrees <br />of said 2.975 <br />Southerly point <br /> <br />361 W., 74.52 feet; <br />24' E., 18. 50 fe e t ; <br />36' N., 7.00 feet; <br />09' W., 233.24 feet; <br />05' W., 16.95 feet to a corner on the West <br />acre tract, said point also being the <br />of said 2904 square foot tract. <br /> <br />line <br />most <br /> <br />THENCE with the common line of said 2904 square foot tract, <br />following two (2) courses: <br /> <br />the <br />
